YEIDA to Acquire 6,000 Hectares of Land for Urban Development Near Noida International Airport

Yamuna Expressway Industrial Development Authority (YEIDA) has announced plans to acquire 6,000 hectares of agricultural land for the development of a new urban center near the Noida International Airport along the Yamuna Expressway. This initiative is driven by the increasing demand for residential, commercial, institutional, and other types of land, as the airport is set to become operational by the end of 2024.

Land Acquisition and Development Plans

YEIDA has earmarked ₹14,000 crore for the acquisition of 6,065 hectares of land over the next two years. Of this total, 1,609 hectares will be purchased directly from farmers through mutual agreements, 4,076 hectares will be acquired through the land acquisition process, and 380 hectares will be reclaimed as government land. This ambitious project aims to establish a robust urban infrastructure including roads, sewers, parks, and electricity, with an estimated expenditure of around ₹63,500 crore.

"We aim to spend around ₹63,500 crore to develop basic civic services so that the urban center on 6,000 hectares of land can be developed. We will acquire land from 40 villages through different methods including direct purchase from farmers and also by using the Act 2013," said Arun Vir Singh, Chief Executive Officer of YEIDA.

Key Villages and Land Distribution

The planned land acquisition will involve 40 villages, including Rabupura (994 hectares), Tirthali (479 hectares), Karauli Bangar (250 hectares), Muradgarhi (336 hectares), Tappal-Bajna (771 hectares), Mudrah (290 hectares), and Kallupura (218 hectares). This land will be utilized to set up new sectors such as sectors 5, 6, 7, 8, 9, 10, and 11, along with the remaining areas for sectors 22E, 28, 29, 32, and 33.

Additionally, 712 hectares will be allocated for the Tappal-Bajna Urban Centre and 528 hectares in two villages (Dorpuri and Syarol) for a logistics park. The process to acquire land in four out of six villages in Sector 10 is already underway, and proposals for land acquisition in Tappal-Bajna and sectors 5, 6, 7, and 8 have been submitted to the government.

Sector Developments and Special Projects

The state government issued a notification in March to acquire land for developing Industrial Sector 10, which will host five industrial parks, including an electronics manufacturing park. Other significant developments include Fintech City in Sector 11 and Japanese City in Sector 5. YEIDA has designated Sector 5A for the Japanese city, requiring 395 hectares of land, and Sector 4A for the Korean city, needing 365 hectares.

Funding and Financial Strategies

To finance the land acquisition process, YEIDA has secured approximately ₹3,300 crore in interest-free loans. The authority plans to fund its share through profits earned over the next few years, revenue generated from various plot schemes, and additional loans from banks.

This extensive land acquisition and development project by YEIDA represents a major step towards the transformation of the area near Noida International Airport into a bustling urban hub. The planned infrastructure and sector developments aim to meet the growing demand for land driven by the upcoming operational status of the airport, promising significant growth and modernization for the region.
