Brigade Group Plans to Invest ₹8,000 Crore in 15 Million Sq. Ft. Development in Chennai by 2030

Brigade Group, one of the prominent real estate developers, has announced a substantial expansion plan in Chennai, targeting nearly 15 million square feet of residential, office, retail, and hospitality space by 2030. This extensive development will involve an investment of over ₹8,000 crore, marking Chennai as the company’s second largest market after Bengaluru.

Focus on Residential Projects

The residential segment is a primary focus of this expansion, with over 12 million square feet dedicated to residential projects. In the fiscal year 2025 alone, Brigade Group plans to launch over 3 million square feet of residential projects and about 1 million square feet of commercial development in Chennai. The Gross Development Value (GDV) of these residential projects is estimated to exceed ₹13,000 crore.

High-End Developments: Brigade Icon Residences

One of the flagship projects in this expansion is the Brigade Icon Residences, a high-end mixed-use development located on Chennai’s iconic Mount Road. Designed by the globally-renowned architect SOG Design from Singapore, this project will feature ground plus 38 floors, offering three, four, and five-bedroom apartments starting from 2,500 square feet. The GDV of Brigade Icon Residences is expected to be over ₹1,800 crore.

Strategic Collaborations and Government Support

To facilitate this expansion, Brigade Group has signed Memorandums of Understanding (MoUs) with the state government for four projects as part of the Global Investors Meet. Approvals for these projects are currently in process, showcasing the company's collaborative approach with government initiatives to drive growth and development in Chennai.

Significance of the Expansion

Chennai is set to become Brigade Group’s second largest market, following its home base in Bengaluru. Pavitra Shankar, Managing Director of Brigade Enterprises Ltd., emphasized the company’s aim to double its growth in Chennai by expanding all four verticals of residential, commercial, retail, and hospitality. Shankar commented on the strategic importance of the Mount Road location, stating, “We are aware of the significance of Mount Road to the people of Chennai, and are very happy to bring Brigade Icon to the city’s most iconic location. Not only is this one of the most important launches for Brigade in Chennai; it is also the most premium project in our residential portfolio.”

Brigade Group’s extensive investment and development plan in Chennai underscores the city’s significance in the company’s growth strategy. With a diverse mix of residential, commercial, retail, and hospitality projects, Brigade Group aims to significantly enhance its presence in Chennai, positioning it as a key market alongside Bengaluru.
