Godrej Properties Enters Vadodara with 34-Acre Land Acquisition for Plotted Residential Development

Godrej Properties Ltd. (GPL), one of India’s leading real estate developers, has announced its entry into Vadodara, Gujarat, through the acquisition of approximately 34 acres of land. The newly acquired parcel will be developed as a premium plotted residential project, offering an estimated saleable area of around 9 lakh square feet.

This strategic acquisition marks Godrej Properties’ second major investment in Gujarat within the past year. In October 2024, the company had acquired a ~3-acre land parcel in Vastrapur, Ahmedabad. The latest move is part of the developer’s broader strategy to expand its footprint in high-growth markets across the country, especially through plotted development formats that have seen increasing buyer interest post-pandemic.

The newly acquired land is located on Ajwa Road, a prominent real estate corridor in Vadodara that has emerged as a hub for plotted layouts and villa-style housing. The location benefits from a growing network of residential developments and well-developed infrastructure. Ajwa Road is known for its accessibility to key parts of Vadodara city and its proximity to vital urban amenities.

The site is well-connected to the city center, commercial hubs, and the Vadodara Airport. It is also in the vicinity of established educational institutions and recreational zones, making it a favorable residential destination for both end-users and investors. The combination of good infrastructure, access, and growing real estate interest in the corridor makes Ajwa Road a natural choice for Godrej Properties’ plotted development strategy.
