According to CBRE's latest report, co-working centre operators have leased an impressive seven per cent more office space in the first quarter of 2024 compared to the same period last year. This surge, amounting to 31 lakh square feet across nine major Indian cities, highlights the growing preference for flexible workspace solutions among companies of all sizes.

The shift towards co-working spaces signifies a broader trend towards flexible work arrangements, driven by the need for agility and adaptability in today's dynamic business environment. With companies embracing hybrid work models and seeking to optimize their real estate footprint, co-working spaces offer an attractive alternative to traditional office leases. CBRE's report underscores the significant role that flexible workspace providers have come to play in the Indian office leasing landscape. Over the past five years, these providers have consistently secured over 15 per cent of the market share, reflecting their growing prominence and influence. During the first quarter of 2024, flexible space operators emerged as the second-largest contributors to total gross office space demand, accounting for 22 per cent of the total leasing activity across the nine cities covered in the study.

While co-working spaces are experiencing rapid growth, traditional office leasing remains relevant, particularly among technology companies. These firms continue to drive direct office space leasing from builders, leveraging their expanding operations and robust growth projections. Bengaluru, often hailed as India's Silicon Valley, continues to lead the charge in office space absorption, reaffirming its status as a key player in the country's real estate market.

Despite a minor three per cent year-on-year decline in overall office space absorption across major cities, CBRE maintains a positive outlook for the Indian office market. Improved occupier confidence and a resurgence in return-to-office trends observed in 2023 bode well for the sector's future growth prospects. As companies prioritize securing high-quality office spaces to support their expansion and consolidation efforts, the demand for both co-working spaces and traditional office leases is expected to remain robust in the coming years.
