The realty scenario of Pune is transforming beyond the scope of the Metro, due to two significant infrastructure developments. Whilst the Pune Metro has clearly led the area’s property values to appreciate, it is the Mula-Mutha Riverfront Development and Pune Ring Road that are shaping as the latest game changers driving the city into its next real estate growth. These developments are changing the way urban planning is done in Pune, and they are also unlocking great investment, development, and residential possibilities for all stakeholders involved.

The Mula-Mutha Riverfront Development, an ambitious project of the Pune Municipal Corporation, is likely to transform riverfronts spanning almost 44km along the river. The development is intended to restore the tranquility and class back to the impoverished and polluted stretch, and provide green, landscaped promenades, recreational spaces, parks, luxury retail streets, and upmarket residential zones. The project will contribute with respect not only to hygiene and beauty, but also in terms of life quality improvement for the citizens in the context of sustainable urban regeneration.

Even surrounding property values are already reflecting this imagine. Areas such as Kalyani Nagar, Koregaon Park and Boat Club Road have seen prices appreciate by 10–30% in the past few months, as there has been increased demand for homes with river views, near lifestyle amenities. For developers, the makeover is a rare chance to construct luxury housing and commercial space where underused land abuts an increasingly crowded cityscape..

At the same time, the Pune Ring Road, a circumferential highway currently under construction and encircling the city, is opening new windows for suburban and peri-urban growth. Running to about 169 kms, the outer Ring Road will link the national highways and the state roads, providing immense relief to the city's choked up heart. It is expected to provide lasting respite from Pune’s traffic problem as well as open up new development corridors and will be ready by 2027. Already, its effects can be seen in large swaths just outside the city. Localities like Wagholi, Pirangut, Hinjewadi Phase 3 and even areas like Lonikand and Shivapur which are beyond the so-called fringe area, are experiencing a faster pace of demand. Developers are snapping up land, new housing and industrial townships are being rolled out and mixed-use formats are being tested to tap into increasing interest. Real estate in most of these areas has gone up at least by 20-25% in the last one year.

The Ring Road is not only for residential establishment. It is also leading to warehousing hubs, logistics parks and commercial office zones growing due to better freight and passenger linkages. Enterprise are taking advantage of improved accessibility to transport corridors, notably in e-commerce, manufacturing and IT. And remote areas are suddenly on our doorstep because of the Ring Road, which will help Pune decentralise economy and activity that will take the burden off the overcrowded main city and satellite locations.

The interesting part though is the crossover it’s creating among the large scale projects, taking investment potential away from Pune’s standard localities. While the Metro connected north and south and opened up transport nodes inside the city, the riverfront and Ring Road ventures are doing heavy value addition in dusty corners of the city. This spreading of development is important for a sustainable urban future which has more equal resources distribution, better livability in the periphery. This is positive for investors, which we believe will provide more flexibility, price advantage and an opportunity to buy into new growth cycles before overwhelming demand pushes pricing to new highs.

Pune’s property growth can’t be seen through Metro connection’s telescope anymore. But the Mula-Mutha Riverfront Development and the Pune Ring Road are changing the way the city grows and where it grows. Strong stuff in terms of lifestyle upgrades where infrastructure is enhanced and strong capital appreciative potential, both end-users and investors are flocking to these projects in good numbers.
