Real estate tycoon Niranjan Hiranandani, Co-Founder and Managing Director of the Hiranandani Group, recently gave an exclusive glimpse into his sprawling 25,000-square-foot penthouse in Mumbai’s upscale Powai neighborhood. This luxurious residence, unveiled during a home tour with finance content creator Sharan Hegde, has captured widespread attention online. The video, titled “You Won’t Believe What’s Inside Dr. Hiranandani’s 25,000 Sq Ft Luxury Penthouse”, went viral on social media, garnering over 643,000 views and more than 12,000 likes, offering viewers a rare look at one of the city’s most stunning properties.

Mr. Hiranandani’s penthouse stands as an impressive example of Mumbai’s upscale real estate offerings. Located in Powai, an area that has witnessed considerable urban development over the years, the penthouse features panoramic views of Powai Lake and Vihar Lake. The space, with its 25,000 square feet of carpet area, is one of the largest luxury residences in the city.

During the video, he shared some of his personal experiences and insights, particularly around the creation of Hiranandani Gardens, a residential township in Powai that continues to stand out as a testament to his vision for better urban infrastructure.


Inspiration Behind Mr. Hiranandani Penthouse

Mr. Hiranandani's journey towards towards building the penthouse was motivated by his early experiences in Mumbai’s infrastructure, which he found lacking. He recounted his time living in the Lokhandwala Complex in Andheri, where he oversaw the development of 11 buildings. However, despite the development efforts, the quality of the surrounding infrastructure was subpar. Roads were poorly maintained, and there were no stormwater drains, street lights, or basic amenities such as water supply and sewage lines.

This challenge in Mumbai’s infrastructure served as a major catalyst for his decision to develop a community where he could oversee every aspect of the construction. Despite doubts from his family and peers, he persisted in his vision to create a comprehensive development plan. This led to the eventual creation of Hiranandani Gardens in Powai, a project that integrated not just residential spaces but also roads, sewage systems, water lines, and more elements often overlooked in other areas of the city. 

The Penthouse: An Architectural Feat

The penthouse itself is not just a symbol of luxury but also a reflection of Hiranandani's thoughts on urban development. With a carpet area of 25,000 square feet, the penthouse is expansive. It offers an unobstructed view of Powai Lake and Vihar Lake, two scenic spots in Mumbai, adding to the exclusivity of the residence. When Hegde asked him about the decision to build such a massive penthouse on top of a building, Mr. Hiranandani responded, "It’s just a penthouse," downplaying its size.

However, the design reflects his belief in the importance of urban development. The sprawling space features vast living areas, but the true value lies in the integration of architectural elements that align with the city’s growing demand for high-quality residential properties. Hiranandani emphasized that while the penthouse itself may appear extravagant, the location in Powai and the views it offers are the true assets. Powai, which has developed significantly over the years, offers easy access to key areas within Mumbai, making it a prime location for both residential and commercial developments.

Throughout the interview, Mr. Hiranandani offered some advice on property investment. He emphasized that buying a home should not only be seen as a living arrangement but also as an investment in the future. He highlighted that regardless of the city, whether it's Mumbai, Bangalore, or Mangalore, the important thing is to consider the property purchase as a long-term asset.

He also shared practical advice for prospective homebuyers, emphasizing that purchasing a house isn't just about having a place to live, but also about securing one's future. He suggested evaluating affordability in terms of EMIs, arranging a down payment, and committing to a consistent monthly payment plan. Given that buying a home is often the largest financial commitment for most people, his focus on careful financial planning provides valuable guidance for those looking to invest in real estate.

Mr. Hiranandani also discussed his approach to identifying valuable real estate. He noted that, in addition to the quality of infrastructure, two critical factors for evaluating a property are its location and the level of commercial activity in the vicinity. Service industrial operations and the presence of new industries can drive the demand for real estate, and these factors, when combined with good infrastructure, can significantly enhance the potential value of a property.

Hiranandani’s comments also reflected his outlook on the broader real estate market. He pointed out that as urbanization continues, there is a growing demand for high-quality, well-planned residential areas that cater to both the needs of individuals and businesses. His development philosophy, which emphasizes self-sufficiency in terms of infrastructure, seems to be gaining traction as more urban areas face the challenges of congestion, poor infrastructure, and inadequate amenities.
