The Delhi Development Authority (DDA) is set to launch its Premium Housing Scheme 2025 in August, offering nearly 250 housing units along with car and scooter garages across several prime localities in the national capital. The scheme is aimed at homebuyers from diverse income groups and reflects DDA’s broader push to make Delhi more livable through high-quality urban infrastructure and inclusive housing initiatives.
Approved at a meeting chaired by Lieutenant Governor V.K. Saxena , the scheme includes a total of 177 residential flats for High-Income Group (HIG), Middle-Income Group (MIG), and Lower-Income Group (LIG) categories, in addition to 66 Expandable Housing Scheme (EHS) units and 2 flats under the Self-Financing Scheme (SFS) Category-II. The allotments will be carried out via an online e-auction process.
According to officials, the HIG segment features 39 premium flats located in sought-after areas such as Vasant Kunj, Jasola (Pocket 9B), and Dwarka (Sector 19B). These units are priced between ₹1.64 crore and ₹2.54 crore, depending on size, location, and amenities.
The MIG category offers 48 flats located in Jahangirpuri, Nand Nagri, Dwarka, and Pitampura, with prices ranging from ₹60 lakh to ₹1.5 crore. Meanwhile, the LIG category includes 22 flats in Rohini, with reserve prices set between ₹39 lakh and ₹54 lakh.
In addition to traditional flats, the scheme includes 66 EHS units in Pocket 9, Nasirpur (Dwarka) and 2 SFS Category-II flats in Rohini (Sector 18) and Shalimar Bagh. The SFS flats are expected to be priced between ₹90 lakh and ₹1.07 crore, while the EHS units are priced at approximately ₹38.7 lakh.
The Premium Housing Scheme 2025 also includes garage spaces—an increasingly rare amenity in urban Delhi. There are 16 car garages located in Pitampura and 51 scooter garages spread across areas such as Mall Road and Ashok Vihar. These will be priced between ₹3.17 lakh and ₹43 lakh, based on type and location.
A senior DDA official said this initiative is part of the authority's larger vision to transform Delhi into a world-class city with robust infrastructure, sustainable housing solutions, and well-planned urban amenities. “This scheme continues our efforts to create housing solutions that cater to a wide income spectrum while also improving livability in the city,” the official said.
In another major development, the DDA has announced a sharp reduction in amalgamation charges for commercial properties—from the earlier 10% of the circle rate to just 1%. The move is intended to encourage the consolidation of underutilized plots and make commercial development more viable for builders.
A senior official noted that high amalgamation charges had long deterred developers from pursuing large-scale commercial projects in Delhi. The revised rate is expected to make such developments more financially viable and could lead to a noticeable increase in commercial real estate activity across the city.
By aligning property valuations more closely with prevailing market realities and reducing regulatory burdens, DDA hopes to make Delhi more competitive within the larger National Capital Region (NCR), especially when compared to neighboring cities like Gurugram, Noida, and Ghaziabad. The Premium Housing Scheme 2025 is expected to go live in August with registrations and e-auctions open to the public through DDA’s official portal.
