Brigade Group Acquires 11 Acres in Whitefield for ₹2,000 Crore Office Project

Brigade Group has acquired an 11-acre land parcel in Whitefield, one of Bengaluru’s major IT and business hubs, for the development of a Grade A office project. The planned development will feature a total leasable area of 1.5 million square feet. With an estimated gross development value of ₹2,000 crore, this project marks a significant addition to Brigade’s growing commercial real estate portfolio.

Whitefield has consistently drawn interest from office occupiers due to its location advantages, which include access to established corporate infrastructure and recent improvements in metro connectivity. The upcoming development by Brigade Group is expected to benefit from these location strengths, offering a workspace environment well-connected to key residential and commercial clusters in the city.

According to Nirupa Shankar, Joint Managing Director of Brigade Enterprises, Whitefield remains a preferred destination for companies looking to establish or expand their operations in Bengaluru. She noted that the new project will be developed with future-ready features and reflect the group’s long-term net-zero objectives. This approach aligns with current trends in commercial real estate where occupiers are increasingly placing value on environmentally responsible buildings and energy-efficient operations.

Brigade currently operates around 10 million sq ft of office space, and this Whitefield project is part of a broader plan to expand its commercial footprint across South India. Over the coming years, the company is targeting the addition of nearly 8 million sq ft of new office developments. Bengaluru will account for about half of this pipeline, while the rest will be distributed across other key cities such as Chennai, Hyderabad, Trivandrum, and Kochi.

The Whitefield office project is expected to be developed as a large office park, aimed at meeting the needs of mid-sized and large occupiers across sectors like IT, finance, and professional services. With Whitefield already housing several global enterprises and business parks, Brigade’s entry into the area brings an additional high-quality workspace to this established business district.

This development also supports Brigade Group’s ongoing strategy to diversify its office portfolio and respond to changes in workplace demand. In recent years, the company has placed growing emphasis on developing tech-enabled buildings and expanding its offerings in the flexible workspace segment. Shankar has earlier stated that the group is aiming to double its flex space portfolio in response to evolving tenant requirements.

The design and planning phase for the Whitefield project is expected to begin shortly. Brigade is focusing on delivering a workplace that supports current business needs while also addressing future environmental and operational requirements. Once complete, the project will contribute not only to the group’s leasable inventory but also to its position in Bengaluru’s competitive commercial real estate market.
