Bengaluru Airport City Ltd Initiates Development of 2 Million Sq Ft Business Park to Enhance Global Capability Centre Growth

Bengaluru Airport City Ltd (BACL), a wholly-owned subsidiary of Bangalore International Airport Ltd (BIAL), has initiated construction of a 2 million square feet Business Park aimed at positioning Bengaluru as a global hub for Global Capability Centres (GCCs). This development aligns with the Karnataka Government's new GCC policy, which targets the creation of 3.5 lakh jobs and aims to contribute $50 billion to the state’s economy.

Situated within the BIAL campus, the Business Park covers 17.7 acres and consists of four main blocks, including business parks, an education and health district, research and development hubs, and various entertainment and hospitality options. Each block will measure approximately 0.5 million square feet, accommodating the growing demands of multiple sectors. The Airport City is expected to host an extensive network of business parks, which will comprise about 52% of the overall development.

The Business Park’s strategic location within the Bangalore International Airport campus is set to attract global players and enhance the GCC sector in India. Bengaluru already plays a significant role in the GCC landscape, with 36% of India’s GCC workforce concentrated in the city. Industries driving this growth include information technology, biotechnology, automotive, and aerospace, positioning Bengaluru as a key destination for companies looking to establish or expand their global operations.

Designed to provide world-class amenities, the Business Park will feature state-of-the-art infrastructure that enables seamless operations for businesses. Noteworthy developments include India's first Concert Arena within an airport ecosystem, which will enhance the campus's appeal as a vibrant hub for both business and leisure activities. A Convention and Exhibition Centre is also part of the plan, designed to host global events and conferences, further strengthening Bengaluru’s reputation as a leading business destination.

In addition to these facilities, the plan includes 5,200 hotel rooms, catering to the needs of both business travelers and tourists. This extensive infrastructure will create a dynamic environment that fosters innovation, collaboration, and business growth, encouraging global players to establish operations in Bengaluru Airport City.

The GCC sector in India has experienced substantial growth in recent years, with Bengaluru at the forefront. Global Capability Centres, which manage key business functions for multinational corporations, are increasingly important as companies strive to optimize operations and drive innovation. Bengaluru’s status as a premier destination for these centres is underscored by its robust talent pool, advanced infrastructure, and supportive government policies.

The Karnataka Government's new GCC policy demonstrates the state's commitment to nurturing this sector, outlining ambitious goals that include creating 3.5 lakh jobs and generating a $50 billion contribution to the state’s economy. The BACL Business Park is expected to play a pivotal role in achieving these targets, having already drawn attention from global companies eager to establish a presence in Bengaluru.

Moreover, the Bengaluru International Airport is expanding not only its infrastructure for businesses but also its capacity to accommodate an increasing number of passengers. In 2023, the airport managed 37.5 million passengers, underscoring its role as one of India’s busiest airports. By 2030, this capacity is projected to expand to 90 million passengers, reflecting the airport’s strategic significance in both domestic and international travel.

The Airport City development, which includes the new Business Park, aligns with these expansion goals, creating a comprehensive ecosystem that supports both business growth and enhanced connectivity. As more companies establish their GCCs in Bengaluru, the proximity to the airport will serve as a key advantage, facilitating seamless global operations and efficient travel for executives and employees.

As Bengaluru continues to evolve as a global business destination, Airport City will play a central role in shaping the future of the city and the broader region. With advanced infrastructure, world-class amenities, and a strategic location within the Bengaluru International Airport campus, the new Business Park is set to become a key driver of growth, not only for the city but also for India’s economy as a whole.
