TCS Leases 10.18 Lakh Sq Ft in Paradigm Rajapushpa, Hyderabad at ₹43 Per Sq Ft
India's real estate market continues to see robust activity in the commercial segment, with Hyderabad gaining prominence as a destination for major corporate expansions. Tata Consultancy Services (TCS) has signed one of the city’s largest leasing deals in recent months, occupying over 10 lakh square feet in the Financial District of Serilingampally Mandal.
According to lease documents accessed by Propstack, TCS has taken 10.18 lakh sq ft of office space in Paradigm Rajapushpa for a monthly rent of ₹4.3 crore. The property spans 18 office floors and includes five basements and a ground floor. The building is located in one of Hyderabad's most prominent IT zones, which has seen a steady stream of interest from technology firms and Global Capability Centres (GCCs).
The lease was registered in April 2025, while the lease commenced on October 1, 2024. The agreement has a 15-year tenure, with a lock-in period of five years. The rent is fixed at ₹43 per sq ft per month and will escalate by 12% every year. TCS has paid a deposit of ₹26.22 crore to the landlords—Rajapushpa Asset Management LLP and Paradigm Corporation Private Limited.
As part of the agreement, TCS will enjoy a rent-free period for the first 11 months from the lease commencement date. This period is typically used by companies to set up infrastructure and make the office space operational before rent obligations begin.
Parking provision in the deal includes 806 conventional car parks, 212 mechanised stack slots, and 452 two-wheeler parking spaces. Such arrangements are essential in large corporate leases, especially in high-density commercial zones like the Financial District.
This lease marks another significant transaction in Hyderabad’s office market, joining a series of high-value deals in recent months. In February 2025, McDonald’s Capability Center India Private Limited leased 1.56 lakh sq ft of office space in RMZ Nexity’s Tower 20 in Hitec City for ₹1.43 crore per month. Their lease spans five years and covers four floors, with rent set at ₹92 per sq ft. The transaction included a deposit of ₹8.6 crore.
In December 2024, Facebook renewed its lease for 3.7 lakh sq ft in The Skyview, Hitec City, at a rent of ₹2.8 crore per month, across two transactions. Last year, Microsoft Corporation made a notable land acquisition, purchasing 25 acres in Mekaguda near Hyderabad for ₹181.25 crore.
The cumulative effect of such transactions reflects the city’s growing role as a hub for global businesses and technology services. A report by CBRE notes that Hyderabad holds around 15% of India’s total office space, with over 18% of that being green-certified.
Driven by demand from IT services and GCCs, Hyderabad's total office space is expected to exceed 200 million sq ft by 2030. In 2024 alone, the city saw an office space absorption of 12.3 million sq ft, demonstrating strong occupier activity.
The scale of recent transactions suggests a preference among global firms for long-term commitments in the city, supported by infrastructure, talent availability, and competitive rentals. Hyderabad’s positioning as a commercial real estate destination is likely to strengthen further with continued demand from large enterprises.
