Sonakshi Sinha Sells Bandra Apartment for Rs. 22.50 Crore

Bollywood actress Sonakshi Sinha has recently sold her apartment in Bandra West, Mumbai, for Rs. 22.50 crore, as confirmed by property registration documents reviewed by Square Yards. The transaction was officially registered in January 2025 through the Inspector General of Registration (IGR). The apartment was part of the luxury project 81 Aureate, developed by MJ Shah Group, located in a prime area of Mumbai.

Location and Appeal of Bandra West

Bandra West, where Sonakshi Sinha’s apartment is located, has long been regarded as one of the most desirable residential areas in Mumbai. The neighborhood is known for its close proximity to Bandra Kurla Complex (BKC), one of Mumbai’s key commercial hubs. This strategic location offers easy access for corporate executives, business owners, and celebrities who want to minimize their commute time. In addition to the commercial proximity, the area also enjoys excellent connectivity with major roads such as the Western Express Highway, the Bandra-Worli Sea Link, and the international airport.

Bandra West’s appeal is further strengthened by its residential offerings, attracting a range of high-profile individuals, including Bollywood stars such as Suniel Shetty, Ranveer Singh, Deepika Padukone, and sports personalities like KL Rahul and Athiya Shetty. This adds to the area’s status as a prestigious and sought-after location for luxury living.

The Property Details

The apartment sold by Sonakshi Sinha is located in the 81 Aureate project, which spans 4.48 acres and is known for its high-end amenities and spacious layouts. The apartment itself boasts a carpet area of 391.2 sq. m. (~4,211 sq. ft.) and a built-up area of 430.32 sq. m. (~4,632 sq. ft.). It features four bedrooms (4 BHK), a configuration that is particularly attractive to large families or those desiring ample living space. The apartment also includes three designated car parking spaces.

The transaction incurred a stamp duty payment of Rs. 1.35 crore and additional registration charges of Rs. 30,000. Square Yards Project Data Intelligence also reported that between February 2024 and January 2025, a total of eight transactions in 81 Aureate were registered, amounting to a combined value of Rs. 76 crore.

Property Value Appreciation

The resale of Sonakshi Sinha's apartment reflects a significant appreciation in property value. According to IGR property registration documents, Sinha purchased the apartment in March 2020 for Rs. 14.0 crore. Selling it for Rs. 22.50 crore represents a 61% increase in its value over a span of about four years. This appreciation highlights the growing demand for properties in Bandra West, especially in luxury developments like 81 Aureate.

The current market conditions indicate that 81 Aureate continues to be a valuable investment. As per Square Yards' data, the average resale price for a 4 BHK in the project is Rs. 51,636 per square foot, while the average asking rent for such an apartment stands at Rs. 8.5 lakh per month. These figures reflect the ongoing demand for high-end properties in Bandra and the surrounding areas.

The recent sale of Sonakshi Sinha’s apartment adds to the growing trend of celebrities and high-net-worth individuals investing in prime properties in Mumbai. Bandra, along with other luxury developments like 81 Aureate, continues to offer an attractive option for those seeking a combination of comfort, luxury, and proximity to key commercial areas.

As more developers focus on providing high-end residences with superior amenities and strategic locations, the property values in these areas are expected to continue appreciating. The growth of infrastructure, along with the strengthening of connectivity between key business hubs and residential areas, will likely further elevate the desirability of locations like Bandra.
