Shriram Properties Launches ‘Codename: The One” Housing Project in Bengaluru with ₹350 Crore Revenue Potential

Bengaluru-based real estate developer Shriram Properties Limited (SPL) has announced the launch of its latest residential project, Codename: The One, located in Electronic City, one of the city’s prominent southern IT corridors. The project is estimated to generate revenue exceeding ₹350 crore, reflecting the company’s ongoing focus on mid-premium housing in key urban micro-markets.

Codename: The One is designed to offer 340 apartments, available in 2 and 3 BHK configurations, with a total saleable area of approximately 5 lakh square feet. The development timeline is projected to span three years from the date of launch, with phased construction and delivery planned to meet market demand effectively.

The project’s location near the Bommasandra Metro Station and the Narayana Hrudayalaya hospital provides residents convenient access to public transportation and healthcare facilities. Electronic City is widely recognized as one of Bengaluru’s major IT and technology hubs, home to numerous technology companies and supporting infrastructure. A key feature of the project is the inclusion of a sky terrace, planned to be among the largest in South Bengaluru. Shriram Properties has expanded its operations to five cities across India and has delivered approximately 44 projects covering 24.4 million square feet of developed area. The company’s growth plans include ambitious targets to increase its sales to ₹5,000 crore and revenues to ₹3,000 crore over the next three years, alongside plans to improve profitability.

Last year, the company entered into a joint development agreement for a mixed-use project on a 6-acre land parcel in Pune. This Pune project is expected to have a revenue potential in the range of ₹700 to ₹750 crore, representing a significant component of the company’s pipeline and its focus on larger-scale urban developments.

Electronic City remains a preferred destination for residential development due to ongoing infrastructure improvements, including metro connectivity and road networks, alongside its established position as an employment hub.
