Priyanka Chopra’s Chopra Family Leases Koregaon Park Property for Rs. 1.49 Crore Over 5 Years

Madhu Chopra and Siddharth Chopra, mother and brother of actor Priyanka Chopra, have leased a property in Koregaon Park, Pune. According to property registration documents reviewed by Square Yards on the official portal of the Inspector General of Registration (IGR) Maharashtra, the transaction was registered in February 2025. The lease agreement is for a tenure of five years, with the property fetching a monthly rent of Rs. 2.25 lakh.

The leased property spans 4,800 square feet, or approximately 445.9 square metres. It is located in Koregaon Park, a prominent locality in Pune that has long been regarded as a preferred area for both residential and commercial real estate. The property lies in a neighbourhood that combines residential complexes, heritage homes, and commercial establishments, and is located close to business hubs such as Kalyani Nagar and the Pune Airport.

The agreement specifies an annual rent escalation of 5%. This means that the rent will increase year-on-year during the lease period. While the monthly rent starts at Rs. 2.25 lakh in the first year, it will rise to Rs. 2.73 lakh in the fifth year. Over the entire lease term of five years, the total rental income is expected to be Rs. 1.49 crore. In addition to the monthly rent, the lessee has paid a security deposit of Rs. 13.5 lakh, as stated in the lease document. The agreement also includes a lock-in period of 36 months, during which neither party can terminate the lease without mutual agreement.

The documentation process for the lease involved a stamp duty payment of Rs. 39,000 and a registration charge of Rs. 1,000. As per details verified by Square Yards through IGR records, the Chopra family had acquired this property in August 2017 for a purchase price of Rs. 5.6 crore. With the starting rental income, the annual rental yield is estimated at 4.8%. By the final year of the lease term, the yield is projected to increase to 5.86% due to the scheduled rent escalations.

Square Yards' analysis of transaction data shows that Koregaon Park has remained an active zone for property deals. Between December 2023 and December 2024, 136 residential sales were registered in the locality, with a combined transaction value of Rs. 125 crore. The average property rate during this period stood at Rs. 17,250 per square foot.


The lease of the Chopra family’s property underscores the continued demand for premium rental spaces in Koregaon Park. The locality’s proximity to key infrastructure, established connectivity, and mixed-use developments contribute to its standing as a preferred rental market in Pune. The consistent appreciation in rental income and capital value in this area also reflects ongoing market stability and sustained investor interest.
