Subhash Ghai Sells Two Flats in Jogeshwari for ₹11.61 Crore, Buys Luxury Apartment in Bandra
Veteran filmmaker Subhash Ghai has recently sold two residential apartments in Mumbai’s Jogeshwari area for a total of ₹11.61 crore. The flats are located in the Splender Complex Co-operative Housing Society, a project developed by Oberoi Realty. Both properties were sold for ₹5.80 crore each and were registered under his company, Mukta Tele Arts, in March 2025.
Each apartment has a carpet area of 889 square feet (approximately 82.59 sq m) and a built-up area of 1,067 square feet (around 99.14 sq m). The transactions attracted a stamp duty of ₹34.83 lakh each and a registration fee of ₹30,000, as per data from the Inspector General of Registration (IGR) reviewed by Square Yards.
Following this sale, Ghai made a high-value purchase in February 2025. Along with his wife Mukta Ghai, he bought a 4,364 sq ft luxury apartment in Bandra West for ₹24 crore. Bandra West is one of Mumbai’s most upscale and in-demand residential locations, known for its premium developments and celebrity homes.
The Bandra West property purchase involved a stamp duty payment of ₹1.44 crore and a registration charge of ₹30,000, according to documents accessed by Square Yards.
These property transactions show a clear shift from older, mid-sized properties to a more spacious and premium residence. While the Jogeshwari flats were valuable, the new Bandra apartment marks an upgrade in both space and locality.
Mumbai continues to see strong interest in high-end real estate, and transactions like these reflect ongoing activity in the city’s luxury housing segment.
