Delhi-NCR saw the highest appreciation rate amongst the seven most valuable cities of India, according to Anarock. Residential prices appreciated on average of 24% YoY in 2025. In Ghaziabad, this marks a clear evolution. Once seen as affordable alternatives to Gurugram, the region is now testing Rs. 2–4 crore price brackets with increasing confidence.

As a result, distance is no longer the constraint it once was; more importantly, the way people perceive the city is undergoing a meaningful shift, opening it up to a more aspirational homebuyer base.
