L&T Signs Joint Development Agreement For Slum Rehabilitation Project In Thane

In a significant move within the real estate sector, L&T Realty signed a joint development agreement to undertake a substantial slum rehabilitation project spread across 12 acres worth ₹697 crores in Thane, near Mumbai. 

Located in the strategically significant Panchpakhadi area of Thane, this project is poised to make a considerable impact on the local real estate market, already home to prominent developers such as Oberoi Realty, Rustomjee, and Hiranandani. The project not only aims to enhance the urban aesthetic but significantly improve living conditions for the local slum dwellers.

Under the terms of the agreement in May, with Jagdale Infrastructure Pvt Ltd, L&T Realty's L&T Parel Project Pvt Ltd is set to develop a minimum of 31.25 lakh square feet. This development is split into two key components: 12.7 lakh square feet dedicated to rehabilitating the existing slum residents and an additional 18.55 lakh square feet designated as free saleable area, which will be available on the open market.

This model not only facilitates the much-needed rehabilitation but also allows for commercial viability through the sale of newly developed properties, funding the project without requiring direct fiscal support from the government.

Financial and Legal Undertakings

The financial framework supporting this project is robust, with L&T Realty handling the substantial stamp duty of ₹34.88 crore and a registration fee of ₹30,000, underscoring the significant investment and the legal frameworks in place to ensure transparency and accountability.

The project's location near the Mulund toll Naka offers excellent connectivity to both Mumbai and Thane via the Eastern Express Highway and close proximity to the Thane railway station, making it a coveted area for potential homeowners and investors.
