Land Acquisition for Four Major Housing, Commercial And Industrial Projects Approved by Lucknow Development Authority

The Lucknow Development Authority (LDA) has taken a significant step forward in the city's urban development with the recent approval for land acquisition for four ambitious housing projects. This development was confirmed during a high-level meeting chaired by LDA Chairperson and Divisional Commissioner Roshan Jacob. The approved projects are set to transform Lucknow's urban landscape, offering new opportunities for residential, commercial, and educational growth.

The Four Major Projects

1. Wellness City

  • Location: Sultanpur Road
  • Area: 1,474 acres

Wellness City is envisioned as a premier hub for healthcare and wellness, integrating advanced medical facilities with recreational and spiritual amenities. This expansive development will feature super-specialty hospitals, medical colleges, and diagnostic centers. It will also include Vipassana and meditation centers, aiming to provide a holistic health and wellness environment.

Residential and Commercial Infrastructure: The project will consist of 2,935 residential plots ranging from 112.5 sqm to 450 sqm, catering to a broad spectrum of housing needs. In addition to residential areas, the city will feature group housing schemes and various commercial plots. The city will be organized into seven sectors, each named after one of the Saptrishis, a nod to traditional Indian spiritual practices. This layout is designed to create a well-structured and self-sufficient urban environment.

2. IT City

  • Location: Between Sultanpur National Highway and Kisan Path
  • Area: 2,086 acres

IT City aims to become a key technological and business district in Lucknow. The project will feature a high-tech technology park, a global business park, and a science and engineering equipment zone. Additionally, it will house a super-specialty medical zone to complement the business and technology infrastructure.

Residential and Industrial Developments: The development will include 4,025 residential plots of 200 sqm each, designed to accommodate professionals and their families. The project also plans to establish an industrial area spanning 360 acres and 64 acres dedicated to commercial activities. A 15-acre water body will be part of the development, providing aesthetic and environmental benefits.

3. Educational City

  • Location: Mohan Road
  • Area: 785 acres (Pyarepur and Kaliakheda villages)

Educational City will serve as a major educational hub, offering a range of academic institutions and recreational facilities. This development will follow a grid pattern similar to Chandigarh/Panchkula, featuring a structured layout that includes a central park and a significant water body.

Residential and Community Features: The project will feature 2,532 residential plots ranging from 112.5 sqm to 450 sqm. In addition to residential areas, the city will have an Educational City covering 74.25 acres, a 42-acre central park, and a 45,000 sqm water body. The design includes solid waste management systems, shopping centers, and areas for vendors, reflecting a commitment to comprehensive urban planning.

4. Prabandhnagar Scheme

  • Location: IIM Road
  • Area: 2,077 acres

Prabandhnagar Scheme is set to be a large-scale development focused on a mix of residential, commercial, and industrial uses. This project aims to create a balanced urban environment that supports diverse land uses.

Development Details: The scheme will include 20 lakh sqm for residential plots, 7 lakh sqm for commercial plots, and 14.58 lakh sqm for industrial purposes. It also plans for a mixed land use area of 7 lakh sqm. With an estimated cost of Rs 4,500 crore, this project represents one of the most significant urban development initiatives undertaken by the LDA.

Infrastructure and Tendering

The LDA has also issued a tender worth Rs 225 crore for the internal infrastructure development of these projects. This includes essential services such as roads, sewage systems, water supply, electrification, and drainage. The tendering process aims to ensure the effective and timely execution of these foundational infrastructure components.

Land Acquisition

The land pooling and acquisition processes have already commenced for the Wellness City and IT City projects. Compensation rates have been established, and negotiations with farmers are currently underway. For the Prabandhnagar Scheme, discussions are ongoing to resolve land acquisition issues and facilitate the project's progression.
