KL Rahul and Suniel Shetty Acquire 7-Acre Land Parcel in Thane for ₹9.85 Crore
Cricketer KL Rahul and actor Suniel Shetty have jointly purchased a seven-acre land parcel in the Owale area of Thane West, near Mumbai, for ₹9.85 crore. Property registration documents accessed by Square Yards confirm that the land is part of a larger parcel measuring 30 acres and 17 guntha. The deal was registered on March 20, 2025, and shows that the two individuals have acquired an undivided share of the total landholding. The stamp duty paid for the transaction was ₹68.96 lakh, and the registration charges amounted to ₹30,000.
The property is located along Ghodbunder Road, a major arterial route that connects Thane to Mumbai and other adjoining areas. Owale has seen increasing real estate activity over the past few years due to its location and connectivity. While the documents confirm the purchase, neither KL Rahul nor Suniel Shetty has commented publicly on the intended use of the land or whether there are any immediate development plans.
This is not their first investment in Mumbai’s property market. In July 2024, KL Rahul and his wife Athiya Shetty, daughter of Suniel Shetty, were reported to have purchased an apartment in the Pali Hill area of Bandra for ₹20 crore. Documents accessed via IndexTap.com show that the apartment measures 3,350 square feet and is located on the second floor of the Sandhu Palace building, which is a ground-plus-18-floor structure. The Pali Hill area continues to be a location of interest for public figures and professionals due to its established social infrastructure and central location.
In another transaction from October 2024, Suniel Shetty and his son Ahan Shetty bought a 1,200-square-foot property in Khar West for ₹8.01 crore. This property was purchased through a bank auction, also confirmed by property registration records reviewed by Square Yards. The father-son duo has previously been linked with real estate investments in various parts of Mumbai, suggesting an ongoing interest in this asset class.
The recent land acquisition in Owale highlights the growing attention toward outer suburban locations with potential for future development or long-term holding. While the area is not as central as Bandra or Khar, its proximity to both Thane and Mumbai makes it a candidate for upcoming residential or mixed-use developments. Real estate analysts have noted that land deals involving high-profile individuals tend to draw wider attention to localities and sometimes influence interest from developers, investors, or end-users. That said, no details have emerged about whether this particular transaction is for investment, private use, or part of a larger project.
The Mumbai region, especially areas like Thane, continues to record high-value transactions by individuals from the sports and film industries. These deals are typically driven by a combination of investment strategy, personal requirements, and long-term portfolio planning. With urban expansion continuing along peripheral areas like Ghodbunder Road, land parcels in such locations have become part of broader investment activity in the region.
