The Growing Commercial Real Estate Market in Pune
Pune's commercial real estate market has seen a steady rise in demand, especially from tech companies like Infosys. The city has become a hub for IT and business process management services, and large-scale office space leases such as this one reflect the growing commercial activity in the region. The Embassy Tech Zone, where Infosys BPM has leased office space, is one of the key business districts in Pune, known for its modern infrastructure and strategic location. Hinjawadi, in particular, has emerged as a prime area for IT companies, offering proximity to major tech parks and easy access to transportation routes.
The lease deal comes amid a larger trend of significant commercial real estate transactions in Pune. For instance, in one of the largest deals in recent history, CitiCorp Services India Pvt Ltd leased over 7.7 lakh square feet of office space in the Panchshil Business Hub located in the Kharadi area. The deal, which spans 10 floors and is valued at approximately ₹1,096 crore for a 10-year lease, highlights the scale of commercial space leasing in Pune, particularly among multinational companies.
Embassy Pune Techzone, the landlord for Infosys BPM’s leased office space, is a prominent real estate developer in Pune, specializing in commercial and IT spaces. The company’s role in the Pune market is significant, as it caters to the growing demand for modern office spaces driven by the expansion of the IT and business services sector. The Embassy Tech Zone, located in the fast-developing Hinjawadi area, is home to several leading global companies, making it a sought-after location for businesses looking to expand their operations in Pune.
For Infosys BPM, this office space will serve as a key base for its operations, contributing to the company's efforts to strengthen its presence in Pune. The company is likely to utilize the space for its business process management services, which include customer support, human resources management, and other outsourcing services for global clients. The lease deal reflects Infosys BPM’s commitment to expanding its footprint in India, as well as its confidence in the Pune market as a strategic location for business growth.
Other Noteworthy Commercial Leases in Pune
Alongside Infosys BPM’s lease, other notable commercial real estate transactions have been taking place in Pune. For example, co-working space provider Awfis has leased a 2.7 lakh square feet office space in Pune's Kharadi area. The lease, which spans five years, comes with an annual rent of ₹15.77 crore. This office space is situated in the Nyati Enthral 2 building, which is spread across 17 levels. The deal was registered on December 27, 2024, with the lease commencing on January 1, 2025.
Another key transaction involved US-based business software company CA (India) Technologies Pvt Ltd, which renewed its five-year lease for a 1.08 lakh square feet office space in Pune's Kharadi area. The renewal, valued at an annual rent of over ₹12 crore, reflects the stability and long-term outlook for Pune’s commercial real estate market.
The leasing activity in Pune’s commercial real estate sector is poised for further growth, driven by strong demand from IT and business process management companies. Infosys BPM’s recent deal for office space in the Embassy Tech Zone is a prime example of this trend. As the city continues to attract global players, the commercial real estate market in Pune remains an important and dynamic component of the overall real estate landscape in India.
