IBM Expands Office Presence with 1.1 Lakh Sq. Ft. Lease from Table Space at DivyaSree Greens, Bengaluru
IBM has leased 1.1 lakh square feet of office space from Table Space at DivyaSree Greens, a commercial campus on Inner Ring Road in Bengaluru. The campus was originally developed as a custom-built facility for Dell to consolidate its operations into a single location. Over time, it has become home to major companies such as Dell, PayU, Progress, Atlassian, and Table Space. The new lease agreement reflects IBM’s ongoing expansion in flexible office solutions, a growing preference among large enterprises.
Table Space provides managed office spaces that allow enterprises to start operations immediately after signing a lease. These spaces come with fully equipped infrastructure, reducing the time and costs associated with setting up traditional offices. This approach is gaining popularity as companies seek operational efficiency and flexible lease terms. Anandd Raoo, operations lead at IBM Bangalore, announced the lease on LinkedIn, emphasizing the benefits of the workspace in fostering collaboration, innovation, and employee well-being.
IBM has been expanding its office space portfolio across multiple locations. In August 2024, it leased 8.3 lakh square feet of office space in Bengaluru’s Embassy GolfLinks Business Park for a 10-year period. The leased premises cover multiple floors across three buildings—Cypress Point, Pacific Dunes, and Peach Tree—at a starting monthly rent of ₹140 per square foot, according to property registration documents accessed through real estate data analytics platforms.
IBM also leased 1.06 lakh square feet of office space from Midas Projects at DivyaSree Orion in Hyderabad’s Gachibowli area last year. The five-year lease, which started on April 15, 2024, carries a monthly rent of ₹70.23 lakh, with a 4% escalation every five years. These leasing decisions indicate a shift toward high-quality, flexible office solutions that can support evolving business needs.
The trend of managed office spaces is becoming more prominent across industries, with companies increasingly opting for flexible lease terms and ready-to-use office environments. Table Space has been expanding its operations by securing major corporate clients. Earlier this year, Danish company Topsoe moved its India operations from Faridabad to Noida by leasing 75,000 square feet at DLF Tech Park. In January 2025, Google signed an agreement to lease 5.5 lakh square feet of office space in Gurugram from Table Space, with an option for an additional 2 lakh square feet.
Bengaluru remains a key market for commercial real estate, attracting multinational corporations and technology firms. The city offers strong infrastructure, a skilled workforce, and a well-developed business ecosystem, making it a preferred destination for office expansion.
