Godrej Properties Reports ₹7,082 Cr Bookings and ₹600 Cr Profit in Q1FY26

Godrej Properties Limited (GPL) reported its financial results for the first quarter of FY26, ending June 30, 2025. The company delivered solid performance across booking value, collections, and profitability, even as it saw a year-on-year decline in total booking value.

In Q1FY26, GPL recorded a booking value of ₹7,082 crore from the sale of 4,231 residential units covering a total area of 6.17 million sq. ft. This marks the eighth consecutive quarter in which the company has posted a booking value exceeding ₹5,000 crore. Compared to the same quarter in the previous financial year, however, the current quarter's booking value represents a decline of 18%. Despite this, the company noted that it has achieved a compound annual growth rate (CAGR) of 77% in booking value over the past two years.

Key contributors to the Q1FY26 sales performance included new launches across cities such as Bengaluru and Greater Noida. Godrej MSR City in Bengaluru accounted for ₹2,426 crore in booking value, while Godrej Majesty in Greater Noida and Godrej Tiara in Bengaluru recorded ₹925 crore and ₹470 crore respectively. Bengaluru led regional contributions with over ₹3,000 crore in sales, followed by the Mumbai Metropolitan Region (MMR) and the National Capital Region (NCR), each exceeding ₹1,600 crore.

The company launched six new projects and phases across four cities during the quarter. These projects have a combined sales potential of ₹8,500 crore, further strengthening GPL’s overall launch pipeline.

On the business development front, GPL added five new projects in Q1FY26 with a cumulative estimated saleable area of 9.24 million sq. ft. and a total estimated booking value potential of approximately ₹11,400 crore. These additions represent 57% of the company’s full-year business development guidance, achieved within the first quarter itself.

Collections for the quarter stood at ₹3,670 crore, representing a year-on-year growth of 22%. The company also reported that its long-term and near-term climate goals were approved by the Science Based Targets initiative (SBTi), indicating alignment with sustainability benchmarks. Recognition during the quarter included ten awards, and the company's Managing Director & CEO, Gaurav Pandey, was named CEO of the Year at the Construction Times BAM Awards.

In terms of financials, GPL posted consolidated total income of ₹1,593 crore, a 3% decline compared to ₹1,638 crore in Q1FY25. However, operational profitability improved with EBITDA rising 18% year-on-year to ₹915 crore. Net profit also increased by 15% to ₹600 crore from ₹520 crore in the same period last year. Earnings per share (not annualised) rose to ₹19.92 from ₹18.70.

Commenting on the quarterly performance, Mr. Pirojsha Godrej, Executive Chairperson of Godrej Properties Limited, stated,  “Godrej Properties delivered another solid quarter for bookings, cashflows, and earnings. The residential real estate sector in India has been strong over the past four years and we believe the sector will continue to provide opportunity over the next few years. Our business development additions since FY23 with a future booking value of over Rs 90,000 crore, provide us with a significant opportunity to scale our bookings and in turn our earnings. With a robust launch pipeline, strong balance sheet, and resilient demand, we are on-track to achieve our guidance across all operating parameters.”

The quarter's results reinforce the company’s focus on maintaining steady growth through high-value project additions, efficient collections, and targeted launches across key urban markets.
