Godrej Properties Marks Panipat Entry with 43-Acre Land Acquisition for ₹1,250 Crore Plotted Development Project

Godrej Properties has announced its entry into the Panipat real estate market with the acquisition of a 43-acre land parcel for a plotted residential development project. The project, located in Sector 40 of Panipat, is expected to generate estimated revenue of over ₹1,250 crore. This marks Godrej Properties’ fourth plotted township project in North India and its first in the Panipat region.

In a statement released on June 30, the company said the land parcel will accommodate approximately 1.02 million sq ft of plotted residential development. The project will offer plots in varied sizes and include associated lifestyle amenities.

While the company did not disclose the value of the land acquisition deal, it confirmed that the project site is accessible from the National Highway and is close to social infrastructure such as schools, hospitals, and shopping areas.

Gaurav Pandey, Managing Director and CEO of Godrej Properties, said the move is part of the company’s broader strategy to expand into new markets with plotted developments. “We are pleased to announce our entry into Panipat. The project fits well with our strategy of expanding into new markets for plotted development. Haryana has been a key market for us, and we look forward to developing a quality plotted township in Panipat that creates long-term value for its residents,” Pandey said.

The Panipat project adds to Godrej Properties’ growing portfolio of plotted development townships in North India, following earlier projects in Gurugram, Sonipat, and Kurukshetra. Over the past year, the company has accelerated its focus on acquiring land parcels for residential projects, particularly in Haryana and Uttar Pradesh.

According to industry analysts, demand for plotted residential developments has been growing steadily in markets surrounding the National Capital Region, including Haryana. Developers have been focusing on this segment, citing stable demand and quicker monetisation cycles compared to apartment-based projects.

The company recently reported strong bookings in North India, including sales worth over ₹2,000 crore from the launch of a luxury housing project in Noida. In its earlier quarterly updates, Godrej Properties indicated that its expansion plans include strengthening presence in emerging residential markets with both plotted and group housing projects.

Sector 40 in Panipat, where the new project is located, has connectivity to the National Highway and other parts of the city. The site also has access to existing civic and social infrastructure.

The company stated that it intends to deliver the project with a focus on providing adequate amenities and infrastructure support for buyers. While detailed plans and timelines have not yet been released, the company aims to begin the development process soon.

Over the past few years, Panipat has seen steady growth in residential real estate activity, supported by infrastructure upgrades and spillover demand from other Haryana markets. Industry observers note that plotted development continues to be a preferred product type among buyers in the region, due to flexibility in home design and lower density compared to apartment projects.

With this acquisition, Godrej Properties continues to build its land bank in key micro-markets across North India. The company has also indicated plans to explore further opportunities in Haryana and nearby regions to expand its residential portfolio.
