Godrej Properties Acquires 14-Acre Land in Hoskote for ₹1,500-Crore Residential Project
Godrej Properties Limited (GPL) has announced the acquisition of a 14-acre land parcel in Hoskote, East Bengaluru, where it plans to develop a new residential project with an estimated revenue potential of ₹1,500 crore. The proposed development will include around 1.5 million square feet of saleable area and marks the company’s continued expansion in the Bengaluru market.
The project was disclosed by GPL through a regulatory filing on June 16, 2025. The company said the land is strategically located and will be used for a premium housing development that caters to rising demand in East Bengaluru.
The 14-acre site in Hoskote is expected to support residential units with a total saleable area of approximately 1.5 million square feet. The project's revenue projection of ₹1,500 crore is based on current market conditions and demand dynamics in the locality. While detailed project plans are yet to be released, the company noted that the development would focus on long-term value creation for its residents.
This acquisition comes shortly after the success of the Godrej Woodscapes project, also located in East Bengaluru. According to the company, the new land purchase is consistent with its broader strategy of deepening its presence in the region.
Hoskote lies on the eastern periphery of Bengaluru and has increasingly come under the spotlight due to infrastructure-led growth. It is located about five kilometers from National Highway 75 (NH-75) and is in close proximity to major junctions such as Budigere Cross and KR Puram. The area also offers road connectivity to Whitefield, a significant IT and residential hub.
Several ongoing infrastructure projects are contributing to the development prospects of Hoskote. The area is witnessing the expansion of arterial roads and connectivity upgrades, improving access to both central Bengaluru and surrounding industrial zones. In addition, the region is situated near key employment clusters such as ITPL, Whitefield, and the planned Aerospace Park.
Godrej Properties stated that these locational advantages were central to its decision to invest in Hoskote. The company highlighted the area’s transition into a well-networked urban zone, with ongoing improvements expected to support demand for residential units in the coming years.
In recent years, Hoskote has also attracted attention from other real estate developers and investors due to its land availability, relatively lower entry prices compared to core city areas, and potential for appreciation. The addition of industrial and logistics developments in the vicinity has further expanded its residential base.

The East Bengaluru corridor, including areas such as Hoskote, Budigere, and Whitefield extension, has been among the fastest-growing residential zones in the city. Analysts point to a consistent level of absorption for mid- and premium-segment housing in this belt, particularly where connectivity is improving.
