Godrej Properties Acquires 14 Land Parcels, Eyes Projects Worth ₹26,500 Crore in FY25

Godrej Properties has acquired 14 land parcels across key Indian cities in the last financial year, aiming to develop housing projects with a revenue potential of approximately ₹26,500 crore. This move reflects the company’s ongoing strategy to expand its real estate portfolio in major urban markets.

According to Pirojsha Godrej, Chairperson of Godrej Properties, the land acquisitions were made outright across regions including Mumbai Metropolitan Region (MMR), Pune, Delhi-NCR, Bengaluru, Kolkata, Ahmedabad, and Indore. These purchases will support the company’s goal to maintain strong growth in the coming years.

In an interview with PTI, Pirojsha Godrej noted that the company exceeded its target for new project launches in FY25, adding around ₹26,500 crore worth of projects compared to the earlier guidance of ₹20,000 crore. For the current fiscal year, Godrej Properties has set a target of ₹20,000 crore in new project launches and anticipates surpassing this goal once again.

Godrej Properties is known for developing group housing projects primarily in Delhi-NCR, Mumbai Metropolitan Region, Pune, Bengaluru, and Hyderabad. The company also operates in smaller cities, focusing on plotted developments. To support its expansion, Godrej Properties acquires land both outright and through partnerships with landowners.

The company’s investor presentation provides more details about the land parcels bought last fiscal. Three parcels were purchased in Gurugram, two in Greater Noida, two in MMR, two in Bengaluru, and two in Indore. Additionally, the company bought one parcel each in Pune, Ahmedabad, and Kolkata. The acquisitions in Gurugram and Greater Noida alone could generate a revenue of ₹14,000 crore, underlining the company’s bullish outlook on the Delhi-NCR market.

Pirojsha Godrej expressed satisfaction with the company’s performance during FY25. “Overall, I am very happy with the company’s performance and believe the key now is to maintain this momentum,” he said. The company plans to launch housing projects worth ₹40,000 crore during the current fiscal year, up from ₹36,600 crore in projects launched last year against a guidance of ₹30,000 crore.

Looking ahead, the company expects strong sales growth in FY26. Godrej Properties has set a pre-sales target of ₹32,500 crore, representing a 20% increase over last year’s guidance and a 10% rise compared to actual sales booked. The company remains optimistic that market conditions will support this growth and potentially allow it to outperform the target.

Godrej Properties’ sales bookings for FY25 rose 31% to a record ₹29,444 crore, up from ₹22,527 crore in FY24. The company’s financial results for the last fiscal year reflect this growth. Consolidated net profit nearly doubled, increasing 93% to ₹1,399.89 crore from ₹725.27 crore the previous year. Total income grew to ₹6,967.05 crore, compared to ₹4,334.22 crore in FY24.

These results show Godrej Properties’ strong position in India’s real estate market and its ability to capitalize on demand in urban housing sectors. The company’s strategy of acquiring land in key regions and launching new projects has contributed to steady growth in revenues and profitability.
