Aspire Silicon City Acquired by AU Real Estate in ₹1,467 Crore NBCC E-Auction
AU Real Estate has secured a significant portion of Aspire Silicon City Phase 4 in a digital auction conducted by NBCC (India) Ltd, with the transaction valued at ₹1,467.93 crore. NBCC disclosed the outcome of the auction to the National Stock Exchange of India. The project, located across approximately 8.5 acres, marks a premium residential development by NBCC. Reflecting changing market preferences, the planning has been revised to offer larger homes instead of standard flats. Out of the total seven towers comprising around 600 units, five towers have been awarded through this auction.
The current configuration includes spacious 3 BHK + Study and 4 BHK + Study units, along with a limited number of penthouses. A key highlight of the project is its G+4 storey clubhouse, equipped with amenities such as a swimming pool, gym, Jacuzzi, steam and sauna, business centre, play zone, two banquet halls, and expansive green party lawns. Among the seven towers, three follow a 2-to-a-core layout, while the remaining four are 3-to-a-core. All units are designed with both internal and external terraces, offering enhanced living spaces for residents.

Located in a developed residential sector, the project enjoys strong connectivity to the Noida–Greater Noida Expressway, Aqua Line metro stations (Sector 50 and 76), and arterial roads including the FNG Corridor.
Educational institutions, hospitals, and retail zones such as Sector 18 are all within close reach, positioning the development well for homebuyer interest.
Market experts tracking the development note that, with favourable pricing and location, the project is likely to attract significant buyer demand. The surrounding micro market has seen steady absorption for larger-format homes with enhanced lifestyle amenities.
The Aspire Silicon City project is being constructed by J Kumar Infraprojects, a prominent player in the infrastructure sector. To name a few, the company has been involved in key projects like Mumbai Metro Lines 7, 2A, and 2B, the Worli Shivdi Link Flyover, Kalwa Creek Bridges, and the Dwarka Expressway.
The project has been designed by Gautam & Gautam Architects, known for their work on notable projects such as Manav Rachna International School, Tao Devilal Agricultural University, Asian Institute of Medical Sciences, The Palm Village, and MVN Sports Complex. The facade and master planning of the current project reflect their approach to urban luxury living in Noida.
