Godrej Properties Enters Raipur Market with 50-Acre Plotted Development Project

Godrej Properties Ltd, the real estate arm of the Godrej Group, has announced its entry into Raipur, Chhattisgarh, with the acquisition of approximately 50 acres of land for a premium plotted development. The company stated in a regulatory filing that the project will offer an estimated saleable area of around 9.5 lakh square feet, marking a strategic expansion into a growing Tier II real estate market.

The land parcel is located near Old Dhamtari Road, an area that has seen rising interest from developers and homebuyers due to its improving connectivity and infrastructure. Godrej Properties noted that the region offers strong linkages to Central Raipur, Raipur Railway Station, and Swami Vivekananda Airport, which are key nodes for urban and intercity travel in the state capital.

This move into Raipur reflects Godrej Properties' broader strategy of expanding into high-potential, underpenetrated real estate markets across India. The firm has been actively increasing its presence in Tier II cities, focusing especially on plotted developments, which offer flexibility in design and lower construction overheads in the early stages.

Gaurav Pandey, Managing Director and CEO of Godrej Properties, noted that the Raipur foray represents a key milestone in the company’s ongoing national expansion strategy. He emphasized that the city’s rising demand for plotted residential developments, coupled with steady infrastructure growth, makes it a compelling market for the company’s next phase of investment.

This announcement follows the company’s earlier acquisition in Panipat, Haryana, where it purchased a 43-acre land parcel for another plotted development. These moves underscore the company's increasing emphasis on plotted housing formats as a scalable and low-risk model in markets where vertical housing demand is still evolving.

According to the company, the newly acquired site benefits from proximity to Atal Path, also known as the Raipur–Naya Raipur Expressway. This access corridor is seen as a significant enabler of residential growth in the region by connecting the existing city with planned extensions and upcoming urban nodes.

Further, the location is also expected to benefit from its future integration with two major regional corridors—the Raipur–Hyderabad Expressway and the Raipur–Visakhapatnam Expressway—both of which are expected to enhance inter-state connectivity and stimulate residential and commercial development along their stretches.

The locality surrounding Old Dhamtari Road has also seen improvements in social infrastructure, with access to schools, colleges, hospitals, and retail outlets. These developments add to the location’s appeal for plotted residential formats, especially for buyers seeking long-term investments or custom-built homes in areas with essential services.

While detailed project specifications have not yet been shared, the company stated that the Raipur development will consist of premium plotted units. These plots will be marketed to individual buyers looking to construct homes tailored to their needs, a model that has seen significant traction post-pandemic, as families seek larger, self-designed living spaces in lower-density areas.

Pandey noted that the Raipur acquisition aligns with the company’s larger goal of creating long-term value in high-growth locations through self-sustaining residential townships. The focus will be on quality urban design, accessible amenities, and infrastructure that supports future expansion.

No timeline for launch or approvals was mentioned in the announcement. The company is expected to begin master planning and regulatory clearances in the coming months.

Godrej Properties’ entry into Raipur comes at a time when plotted developments are gaining momentum, especially in Tier II and III cities. As per recent industry reports, residential plot launches across India have crossed 4.7 lakh units, with a large share coming from emerging cities.

Industry analysts see this trend continuing due to relatively low land acquisition costs, flexible construction timelines, and end-user demand for private homes. For developers, the model also allows quicker monetization through upfront sales without committing immediately to large-scale construction investments.

The Raipur market, while still evolving, has seen increasing interest from organized developers due to ongoing infrastructure upgrades, a supportive policy environment, and improved buyer sentiment. With the presence of an established brand like Godrej Properties, confidence in the region’s plotted development segment is expected to grow.
