Globeop Leases 62,976 Sq Ft Office at Nirlon Knowledge Park, Goregaon East, Mumbai

Globeop Financial Services India Private Limited has leased 62,976 sq ft of office space at Nirlon Knowledge Park in Goregaon East, Mumbai, for a period of five years. The company will pay a monthly rent of over ₹1.05 crore, according to documents accessed by Propstack.

The agreement was signed between Nirlon Ltd and Globeop Financial Services India Private Limited, with JLL India acting as the transaction advisor for the deal. The office space is located on the 13th and 14th floors of the building. The 13th floor includes a carpet area of 25,209.26 sq ft and a chargeable area of 31,511.57 sq ft, while the 14th floor consists of a carpet area of 25,171 sq ft and a chargeable area of 31,464.21 sq ft.

The lease follows an increasing rent structure over five years. In the first year, the rent is ₹167 per sq ft per month plus GST. In the second year, it increases to ₹174.93 per sq ft per month, followed by ₹183.24 per sq ft per month in the third year. The fourth-year rent is set at ₹191.95 per sq ft per month, while in the fifth year, it will be ₹201.06 per sq ft per month plus GST. The company has also leased 63 car parking spaces as part of the agreement.

In addition to the rent, Globeop has provided an interest-free refundable security deposit of ₹6.31 crore. The company will also pay common area maintenance charges of ₹15.5 per sq ft per month. Nirlon Knowledge Park is a private IT Park in Goregaon East and houses several businesses in financial services, technology, and related industries. The location has become a preferred destination for companies looking for office spaces with modern infrastructure and strong connectivity.

Other major markets included Delhi NCR, which recorded 17.69 million sq ft of leasing activity, Hyderabad with 10.72 million sq ft, Chennai with 7.95 million sq ft, and Mumbai with 10.26 million sq ft. The Mumbai office market continues to see steady leasing activity, particularly in established business districts.

The lease transaction reflects the continued demand for premium office spaces in Mumbai. Companies are securing large office spaces to accommodate expanding operations, indicating sustained growth in the commercial real estate sector.
