India’s festive calendar, from Ganesh Chaturthi to Dussehra and Diwali, has long been seen as the right time for life’s biggest financial decisions. Rooted in religious and cultural belief, these occasions are considered auspicious for new beginnings, and buying a home tops the list for many families. This year, that sentiment is turning into real momentum, with developers already reporting a rise in inquiries across residential and commercial real estate.

Demand is being supported by favourable regulatory policies, higher disposable incomes and a growing willingness to upgrade to larger, better-equipped homes. Interest is strongest in mid-to-premium, well-connected properties that combine modern amenities with a strong community ecosystem. Industry voices also advise buyers to look beyond attractive deals and weigh developer reputation, execution capability, location, rental potential and long-term value.

The nature of festive offers is changing too. Deals are not always direct discounts and often come as stamp-duty support, free parking, waived floor-rise or maintenance charges, or interior packages. Buyers have become more discerning and now prefer practical financial benefits to traditional freebies. A lower booking amount or more time to pay appeals more than a gold coin or gadget. Payment structures such as 10:90, 20:80, construction-linked plans and no-EMI periods are making purchases easier on cash flow. The simplest check is to compare the final all-inclusive price before and during the offer, and to ensure every promise appears in the cost sheet.

Luxury housing is expected to lead the season. Premium and ultra-premium homes are projected to grow by 20-30%, particularly in Mumbai, Bengaluru, Hyderabad and Delhi, and developers offering quality homes with unique living experiences are likely to gain an edge. In the ₹3–6 crore segment, such as Gurugram, buyers are prioritising spacious layouts, thoughtfully designed amenities and privacy, while still weighing connectivity, construction quality and long-term value. Premium plotted projects are also drawing attention from buyers seeking a better lifestyle, access to nature and lasting value.

The optimism extends to commercial space. Festive demand is reflecting stronger business confidence and driving interest in flexible workspaces that offer speed, scalability, customisation and lower operational complexity. Global capability centres (GCCs), flex operators and IT service firms have powered recent office leasing growth, and India’s flexible workspace sector continued its robust run in the first half of 2026. With companies preparing for expansion, hiring and new-market launches, managed offices are becoming part of long-term workplace planning.
Anjana Sastri, Director – Marketing, Sterling Developers,
"Traditionally, the festive season is considered an auspicious time for big investments and buying a new home tops that list for many families. It is a belief steeped in religious and cultural practices, where festivals such as Ganesh Chaturthi, Dussehra, Diwali are considered to be auspicious times for making important life choices and hence we expect this momentum to grow stronger in the coming days. We are already seeing more inquiries as this period naturally offers a supportive environment for consumers to purchase their dream homes. Increasing desire for homeownership supported by favourable regulatory policies, higher disposable incomes, and willingness to upgrade to larger, luxurious spaces equipped with better amenities have been witnessing a sharp growth in the recent past.  There is widespread interest in mid-to-premium well-located properties that combine modern amenities with excellent connectivity and provide a robust community living ecosystem. However, while investing in a property during festive season, buyers should not only look at attractive deals but also consider the reputation of the developer and other factors like location, execution capability, flexible payment terms, amenities, rental potential, and long-term value. We certainly believe that residential real estate will continue to see steady growth in the years to come, presenting good prospects for first-time purchasers as well as seasoned investors. The festive season will solidify the sector’s upward trajectory well into 2027, cementing the Indian real estate market as a key driver of economic growth."

Rayan Munawer, Founder & CEO, Terray Realty,

"The festive season is usually a good time to buy real estate, as developers are more open to offering better prices and flexible payment plans. It may not always be a direct discount. Developers could offer stamp-duty support, free car parking, waiver of floor-rise or maintenance charges, or even an interior package. So, if someone has already shortlisted the right project, this can be a good time to negotiate and close the purchase. However, today’s buyers have become more discerning and are looking beyond short-term incentives. They prefer practical financial benefits over traditional freebies. They would rather choose a lower booking amount or more time to pay than receive a gold coin or a gadget. Plans like 10:90, 20:80, construction linked payments or no EMI for a certain period can make the purchase easier on their cash flow. The simplest way is to compare the final all-inclusive price before and during the offer. Everything promised by the developer should also appear clearly in the cost sheet and offer real savings to the buyer. We are also seeing higher interest from buyers especially focused on premium plotted land projects. They want a better way of life, access to nature, and a property that holds value over time. Overall, heightened confidence among both end-users and investors, driven by lifestyle upgrades and the pursuit of long-term value, is accelerating decision-making in real estate."

Manas Mehrotra, Founder, 315Work Avenue,

"India's symphony of religious and cultural festivities is associated with auspicious beginnings, prosperity, and major investments and we are seeing that reflected in the growing demand for flexible workspaces. As festive demand signals stronger business confidence, modern occupiers are simultaneously seeking workplaces that offer speed, scalability, customisation, and lower operational complexity-making managed spaces increasingly relevant for the next phase of growth. At the same time, companies are placing greater value on having well-designed technology-enabled spaces and flex operators are delivering bespoke environments. Office leasing across the top cities grew significantly in the recent past, driven by demand from global capability centres (GCCs), flexible workspace operators, and IT service firms. This growth in flex leasing underscores the segment's growing relevance within India's occupier landscape, with global firms increasingly integrating flexible workspace solutions into their broader real estate and expansion strategies. India's flexible workspace sector continued its robust growth trajectory in the first half of 2026, and we expect this momentum to continue as companies are preparing for expansion, hiring and new-market launches. As enterprises seek greater agility and efficiency, flex and managed office solutions are becoming an integral part of long-term workplace planning to support expansion and evolving workforce requirements."

Mr. Harsh Jagwani, Managing Director, Notandas Realty,

"The festive season this year will continue to witness a rise in residential sales across various segments. This will be the period wherein buying decisions will be finalized and the auspicious occasion also plays a key role in expediting investment. Luxury residences will drive the growth this festive season as it has continued to witness sustained growth in the market. Residences in the premium and ultra-premium segment will be the key focus area for consumers.

We believe that the growth in this premium segment will witness a 20-30% rise in this season and developers providing quality homes with unique living experiences will have an edge over others. While festive offers and prudent payment plans will also play a key role in boosting sales, the luxury real estate sector, especially in cities such as Mumbai, Bengaluru, Hyderabad and Delhi, will sustain the growth momentum in India in the next few weeks."

Mr. Kalyan Chakrabarti, CEO, Emaar India

“We are witnessing a strong response to our Gurugram projects as homebuyers increasingly make considered property decisions during the festive season, He adds that buyers in the ₹3–6 crore segment are looking beyond the home itself, placing greater emphasis on spacious layouts, thoughtfully designed amenities, privacy and the overall living environment. Festive occasions such as Dussehra often encourage homebuyers to advance purchase decisions, while festive offers and new project launches can further support buying interest. However, connectivity, quality of life, construction quality and long-term value continue to be key considerations for buyers investing in premium residences."

Conclusion

Across homes and offices, festive sentiment is strong, but buyers and occupiers are becoming more discerning. Flexible payment structures, transparent pricing, developer credibility and long-term value now matter more than symbolic freebies. With luxury housing and flex workspaces both gaining ground, the sector looks set for steady growth well into 2027. For buyers, the best festive deal is the one that holds up in the cost sheet.
