Diwali offers spark enquiries, but Indian homebuyers now weigh trust, location, delivery and long-term value. Top developers share what really converts.

As the festive quarter gets under way, residential real estate is seeing a familiar surge in enquiries and footfalls. This year, however, developers say the buyer walking through the door is a different one: informed, price-conscious, and far less swayed by a headline discount.
Bengaluru is among the markets showing the strongest festive activity, with site visits rising by 20-25% and end-user conversions holding firm across key growth corridors such as the Whitefield-Sarjapur Main Road belt. Developers say incentives and flexible payment plans are helping drive enquiries, but purchase decisions increasingly hinge on structural quality, proximity to IT hubs and delivery timelines. Momentum is expected to support healthy bookings and fresh launches through Q4 2026.
The shift is visible well beyond one city. Across the industry, developers agree that festive offers may open the conversation, but they rarely close the deal. Diwali carries emotional weight for Indian families, as a home or plot represents a new beginning and long-term security. Nearly 65% of buyers say attractive pricing and payment flexibility are critical to an immediate purchase. Yet confidence in the developer, the location and the product is what ultimately converts interest into bookings. Today’s buyers verify RERA registration, title, approvals, timelines and delivery records before committing.
Affordability, too, is being redefined as value rather than ticket size. Connectivity, appreciation potential and credibility are shaping demand, which is lifting emerging markets such as Sonipat. Backed by the KMP Expressway, UER-II and the upcoming Namo Bharat rapid rail, it offers entry prices that Gurugram and Noida no longer can, while plotted and villa formats attract families seeking freehold ownership and space.
The nature of the festive offer itself is also changing. Rather than chasing headline price cuts, buyers are asking for better payment schedules, lower upfront commitments, transaction-related benefits and upgrades that reduce the effective cost of ownership. This evolving preference is evident across New Chandigarh, Lucknow, Prayagraj, Ludhiana and the NCR, pointing to a more value-conscious buyer for whom product, proposition and execution matter as much as price. Developers see the greater scrutiny as a constructive development, encouraging transparency, accountability and a sharper focus on lasting value.
Specialised segments reflect the same discernment. In senior living, families evaluate not just the residence but its wider environment, including wellness, healthcare access, social connection and everyday ease. Budget sensitivity still varies by segment: affordability and EMI comfort matter most to mid-segment buyers, while premium buyers prioritise quality, location and timely delivery. Developers are responding by reshaping payment structures, with festive plans that align a larger share of payments with possession, giving buyers greater financial flexibility and peace of mind.
Here’s what Experts has to say:

Tanay Saboo, Co-Founder, Amaya Senior Living,
“Festive offers can certainly encourage buyers to take the next step, but they are rarely enough on their own to convert interest into a home purchase. Buyers today are far more considered. They are looking closely at design, location, long-term value, amenities and how well a home will serve them over time.
In senior living, this is even more pronounced. Families are evaluating not just the residence, but the wider environment around it, including wellness, healthcare access, social connection and everyday ease.
So festive incentives may start the conversation, but the quality of the living experience is what ultimately drives the decision.”

R Nagaraj Reddy, Founder & Managing Director, Abhee Ventures,
"We have witnessed a 20–25% increase in site visits this festive season, with strong conversion among end-users across Bengaluru’s key residential growth corridors. Projects such as Abhee City Urban Glenn (Codename New Dimension) and Abhee Celestial City, along the Whitefield–Sarjapur Main Road belt, have received encouraging buyer interest. While festive incentives and flexible payment plans help drive enquiries, purchase decisions are increasingly influenced by structural quality, proximity to IT hubs, and delivery timelines. Buyers are evaluating long-term value rather than short-term discounts. We expect this momentum to support healthy bookings and new launches through Q4 2026."

Somesh Mittal, Co-Founder, One Prastha,
“Festive offers open the door. They rarely close the deal. Diwali carries weight for Indian families; a home or plot represents a new beginning and long-term security. Nearly 65% of buyers say attractive pricing and payment flexibility are critical to an immediate purchase. But discounts start conversations; confidence in the developer, location and product converts them into bookings.
Buyers are informed, price-conscious and cautious. Conversion depends on whether what they see on site matches what they were promised.
Affordability is about value, not ticket size. Connectivity, appreciation potential and credibility are shaping demand. Sonipat, with the KMP Expressway, UER-II and upcoming Namo Bharat rapid rail, offers entry prices Gurugram and Noida no longer can. Plotted and villa formats attract families seeking freehold ownership and space.
Offers generate interest, but trust converts it. Buyers check RERA registration, title, approvals, timelines and delivery records. At One Prastha, every project is HRERA-registered and freehold; our Sector 87 community in Sonipat was delivered ahead of schedule.
We are optimistic about the festive quarter. Infrastructure is progressing, and end-user demand is strong. The market has moved past discount-led selling. Developers who win offer transparency and timely delivery. Offers provide the push, but the right product, location and track record turn enquiries into bookings.”

Mr. D. Kishore Reddy, Chairman & Managing Director, Mana Projects.
“The festive season has brought encouraging buyer interest, with a healthy response in terms of enquiries and site visits. Festive offers and flexible payment plans have further supported this momentum. Buyers across segments continue to evaluate homes based on their budgets, lifestyle needs and long-term value. While affordability and EMI comfort remain important considerations for mid-segment buyers, premium homebuyers place greater emphasis on quality, location and timely delivery. At Mana, we believe that transparency, thoughtful planning and a focus on customer needs play an important role in building buyer confidence. We remain positive about the festive quarter and the overall market outlook.”

Mr. Mohit Goel, Managing Director, Omaxe Ltd.
“The festive season remains an important buying window for Indian housing, but today’s homebuyer is more informed, has greater choice and is evaluating the overall value of a property rather than simply responding to discounts. Residential demand remains healthy, particularly for quality projects in established and emerging growth corridors, while developers are taking a measured approach to new supply.
This is also changing the way buyers approach festive offers. Rather than focusing only on headline price cuts, they are looking for better payment schedules, lower upfront commitments, transaction-related benefits and upgrades that can meaningfully reduce the effective cost of ownership. At the same time, they are paying closer attention to connectivity, infrastructure, construction quality, amenities and the developer’s credibility and delivery track record.
At Omaxe, we see this evolving preference across markets including New Chandigarh, Lucknow, Prayagraj, Ludhiana and NCR. The market is ultimately shifting towards a more value-conscious buyer, where the product, proposition and execution matter as much as the price.”

Ms. Amrita Gupta, Director of Manglam Group and CEO of Manglam Spa and Resorts,
“The festive season has always been an important touchpoint for residential demand, but the nature of the conversation is evolving. Buyers today are approaching a purchase with greater discernment, looking beyond discounts to assess the larger value proposition, including payment flexibility, quality of construction, delivery assurance and the long-term potential of the location. For the industry, this is a constructive shift. Greater buyer participation in the transaction ultimately encourages transparency, accountability and a sharper focus on delivering lasting value.”

Sachin Bhandari, Executive Director & CEO, VTP Realty,
”Buying a home should be a moment of joy and celebration. With our festive payment plans for Monarque, Volare and Earth 1, we want to make homeownership easier to plan for, with a larger part of the payment aligned to possession. It gives customers greater financial flexibility and peace of mind, while they look forward to their new home. At VTP Realty, thoughtfulness means understanding what matters to our customers"
Conclusion
The message from developers is consistent: the festive season remains a powerful buying window, but the era of discount-led selling is fading. Offers and flexible payment plans can start a conversation, yet bookings are won on RERA-compliant paperwork, sound construction, connectivity, a credible delivery record and a living experience that matches what was promised on site. With enquiries rising and infrastructure progressing, the sector enters the rest of the festive quarter with optimism. In this market, the winners will be developers who pair transparency and timely delivery with the right product in the right location.
