Elan Group Awards ₹1,100 Crore MEP Contract to Leighton Asia for Gurugram Housing Project

Elan Group has awarded a construction contract worth ₹1,100 crore to Leighton Asia for developing its upcoming luxury residential project, Elan The Emperor, in Sector 106 along the Dwarka Expressway in Gurugram. The project is part of the real estate developer’s larger 50-acre integrated township and will span nearly 5 million square feet of built-up area.

Leighton Asia, a subsidiary of Australia-based CIMIC Group, has been selected to execute the civil and MEP (mechanical, electrical, and plumbing) works for the project. This development will target IGBC LEED Gold Certification, with a focus on resource efficiency and long-term performance. The selection of Leighton Asia continues Elan Group’s ongoing association with global construction expertise for its residential portfolio.

This is the third project Elan Group has entrusted to Leighton Asia, following Elan The Presidential and Elan The Imperial. The cumulative contract value across the three projects stands at approximately ₹3,000 crore and covers around 12.5 million square feet of construction. These projects form the backbone of Elan’s expansion in the National Capital Region (NCR), particularly in Gurugram’s rapidly developing micro-markets.

According to Elan Group Chairman Rakesh Kapoor, the association with Leighton Asia aligns with the company’s objective of delivering technically sound and well-executed real estate developments. The partnership is seen as a continuation of the group’s strategy to work with experienced international contractors to ensure consistent quality and project delivery.

Leighton Asia has maintained a presence in India for more than two decades and has built a reputation for handling complex residential, commercial, and transport-related infrastructure. The company’s latest assignment with Elan reinforces its position in the premium housing segment in India. Managing Director Brad Davey views the project as an opportunity to bring large-scale execution capabilities to the forefront in a region where housing demand continues to rise, especially in segments positioned at the top end of the market.

CIMIC Group Executive Chairman Juan Santamaria regards the Elan contract as a result of Leighton Asia’s demonstrated performance across previous engagements. The collaboration reflects a broader industry trend where Indian developers are increasingly aligning with global firms to meet higher standards of construction and project management.

Elan The Emperor is being developed at a time when the Dwarka Expressway area is seeing a sharp rise in interest from both investors and end-users. Improved road connectivity, proximity to the Indira Gandhi International Airport, and ongoing infrastructure enhancements have made the corridor a preferred destination for new housing projects, especially in the high-value category.

The project is positioned to benefit from this momentum, adding to the developer’s growing residential footprint in Gurugram. While specific timelines for completion have not been made public, construction activity is expected to proceed at a steady pace, given the developer’s established workflow with Leighton Asia on its other flagship projects.
