Della Group Partners with Hiranandani-Krisala JV for ₹1,100 Crore Township in Pune
Della Resorts and Adventure has entered into a joint development arrangement with Hiranandani Developers and Krisala Developers to co-develop a 40-acre themed township in Pune’s North Hinjewadi. With a projected revenue of ₹1,100 crore, this marks the first phase of a larger 105-acre master-planned township previously announced by the Hiranandani-Krisala alliance.
The land acquisition process has been completed, and design work is currently underway. The launch of the first phase is expected in the next three months. Resort and villa plots are likely to be ready for possession early next year, while the delivery of private residences is planned for 2026.
The township will feature a racecourse-inspired theme and combine residential and hospitality elements. Della Resorts, with its background in luxury stays and adventure experiences, will oversee the development management and earn a 15% fee on topline revenue. This segment alone is expected to attract an investment of approximately ₹500 crore.
The larger 105-acre township, with a total planned investment of ₹7,000 crore, is being developed by Hiranandani Communities and Pune-based Krisala Developers. The project is aimed at introducing a new category of real estate that merges residential living with resort-style amenities and design sensibilities.
The 40-acre first phase will include an 8-acre racecourse and an international polo club, 128 private villa plots, and 112 resort-style residences. A 300-key five-star resort is part of the plan, along with facilities like nine wedding venues, twelve corporate venues, an adventure park, a wellness centre, and a golf course under the Della Golf banner. The architecture will integrate contemporary and British colonial styles, with organic design principles guiding the layout.
Jimmy Mistry, the Founder of Della Resorts and Adventure, has envisioned the township as a blueprint for what he believes to be the next stage in India’s real estate evolution. He is steering the project to deliver returns higher than the traditional 2% to 3% residential benchmarks, aiming for a structured yield model that offers up to 9%.
Niranjan Hiranandani, Heading Hiranandani Communities, has emphasised the growing demand for real estate solutions that go beyond conventional housing. He sees the collaboration as a way to address the changing expectations of homebuyers who are increasingly looking for integrated ecosystems that offer both lifestyle and investment potential.
From the perspective of Krisala Developers, Sagar Agarwal views this partnership as an extension of the company’s approach to forming alliances that scale up both vision and execution. His team is focusing on building residential formats that bring hospitality and real estate closer than ever before.
The township’s location in North Hinjewadi is considered strategic, owing to its connectivity to Pune’s IT corridor and other urban infrastructure initiatives. The upcoming Pune Ring Road is expected to further boost its accessibility and attractiveness to both homebuyers and investors.
Della Group is also looking to replicate this hospitality-integrated development model in other cities such as Goa, Indore, Nagpur, and Navi Mumbai. These future projects will likely carry forward the group’s approach of blending curated experiences with residential planning.
