CorporatEdge Plans ₹100 Crore Investment to Expand Bengaluru Workspaces

CorporatEdge has announced a Rs 100 crore investment to expand its presence in Bengaluru over the next three years. The expansion will involve setting up six new centers, adding 200,000 sq-ft of workspace and over 2,400 workstations. This move is in line with the company’s strategy to strengthen its position in India’s commercial real estate sector.

Currently, CorporatEdge operates three centers in Bengaluru at UB City, ITC Green Centre, and Prestige Trade Tower. These locations cover a total of 92,000 sq-ft and offer serviced offices, managed workspaces, and director suites. The Prestige Trade Tower facility includes a 7,000 sq-ft private terrace for corporate events. With the planned expansion, the company aims to increase its footprint in a city that is a key market for flexible workspaces.

CorporatEdge also operates six centers across Delhi, Gurugram, and Bengaluru, with upcoming launches at the World Trade Center, New Delhi, and Godrej Golf Course Road, Gurugram, which will add another 90,000 sq-ft. The company has also introduced a design-and-build model office in Dubai.

Bengaluru has emerged as India’s leading office market, with 21.8 million sq-ft of gross leasing volume in 2024, accounting for 28% of the total leasing activity in the country. The flexible workspace sector contributed nearly 20% to India’s annual leasing, reflecting a shift toward agile office solutions. Premium office rentals in key areas such as Outer Ring Road and the Central Business District increased by 8-12%, driven by demand from multinational corporations, Global Capability Centers, and high-growth enterprises.

CorporatEdge’s new centers in Bengaluru will be designed to meet the changing needs of businesses. The facilities will focus on sustainability, flexibility, and employee well-being. Each center will be LEED Platinum-certified and equipped with ergonomic workstations, tech-enabled meeting rooms, collaborative spaces, and hospitality-driven services.

She highlighted the growing demand for workspaces that integrate hospitality, technology, and sustainable design. Aashish S Shukla, Managing Director at CorporatEdge, noted that Bengaluru accounts for over 30% of India’s total office space absorption. The city has seen a 25-30% increase in leasing activity year-on-year, fueled by demand from multinational companies and Global Capability Centers. He added that CorporatEdge’s latest center at Prestige Trade Tower has attracted interest from Japanese multinationals, investment firms, and large corporations.

The planned expansion reinforces CorporatEdge’s commitment to meeting the evolving needs of businesses in Bengaluru.
