Brigade Group to Launch First Plotted Development in East Bengaluru, Targets ₹175 Crore GDV
Brigade Group has announced its first plotted development project in East Bengaluru. The project is coming up in Malur, an emerging area in the eastern part of the city. Spread across 20 acres, the project has a development potential of 0.45 million square feet and a Gross Development Value (GDV) of ₹175 crore. Brigade has entered into a joint development agreement for this project.
The decision to invest in Malur is aligned with the company’s long-term vision of creating well-planned communities that focus on quality, sustainability, and innovation. According to Pavitra Shankar, Managing Director of Brigade Enterprises Limited, the company continues to focus on identifying high-potential land parcels that fit its strategy of contributing to urban expansion while catering to the growing demand for affordable housing. Malur, in particular, has emerged as a desirable location due to its proximity to major infrastructure developments like the Satellite Town Ring Road (STRR) and the Chennai Expressway. These key infrastructure projects are making the area more accessible and appealing to homebuyers who seek affordability while being well-connected to the main city.
The decision to venture into plotted development is indicative of the evolving real estate trends in Bengaluru. As the city continues to expand and urbanize, there has been a shift in demand for residential plots as opposed to fully constructed homes. Buyers are increasingly looking for more flexibility in terms of designing their homes, and plotted developments offer the opportunity for customization. Additionally, with land prices in the central areas of Bengaluru becoming increasingly expensive, many buyers are now opting for locations on the outskirts of the city, where prices are relatively more affordable, and infrastructure is improving.
Brigade Group’s new project is expected to contribute to the growing interest in East Bengaluru, where there has been a surge in real estate activity. The region’s accessibility to major roads and transport routes makes it an attractive choice for developers and homebuyers alike. The focus on plotted developments, where buyers can acquire land and develop their own homes, offers an appealing option for those who want more control over the construction process.
This project is just one of many in Brigade Group's pipeline. The company is also working on other significant projects across the city, including a large residential project in Whitefield-Hoskote Road, valued at ₹2700 crore, and a premium residential project called Brigade Insignia in Yelahanka, which has a revenue potential of ₹1100 crore. Brigade Group’s expansion into East Bengaluru through this new development will likely further solidify its presence in the city’s rapidly growing real estate market.
As more developers focus on creating new communities in areas like Malur, it is expected that the real estate market in East Bengaluru will continue to flourish. With improved infrastructure, better connectivity, and a growing population, these areas are becoming increasingly attractive to buyers looking for both affordability and convenience. The shift towards more budget-friendly options, such as plotted developments, indicates a demand for varied types of real estate offerings that cater to a wide range of buyers.
