TG-RERA Warns Buyers Against Unauthorised Sale of Plots by Krithika Infra Developers
The Telangana Real Estate Regulatory Authority (TG-RERA) has issued a formal caution to prospective property buyers and the general public regarding real estate transactions with Krithika Infrastructure Private Limited. The firm, operating under the name Krithika Infra Developers, has come under scrutiny for marketing and selling plots without complying with regulatory requirements.
The authority has imposed a penalty of ₹9.96 lakh on Krithika Infrastructure Private Limited for violating multiple provisions of the Telangana Real Estate (Regulation and Development) Rules. The violations came to light following several complaints from individuals who had entered into sale agreements with the company.
According to the complaints received by TG-RERA, buyers had entered into agreements for the purchase of plots in a project named “Sheshadri’s Silver Oak” located at Survey No. 215, Boduppal Village, Medchal-Malkajgiri District. Despite receiving payments from multiple allottees, the developer reportedly failed to execute or register the sale deeds as agreed.
Upon investigation, TG-RERA found that the “Sheshadri’s Silver Oak” project was not registered with the authority. As per the Real Estate (Regulation and Development) Act, 2016, any project involving sale or advertisement of plots must be registered with the respective real estate regulatory authority before commencing marketing activities. In this case, no application had been submitted for registration by the promoters.
Moreover, the developer had not obtained the necessary layout or building permissions from the Hyderabad Metropolitan Development Authority (HMDA) and the Greater Hyderabad Municipal Corporation (GHMC). This lack of approval from the concerned planning authorities raised further concerns about the legal status and future viability of the project.
TG-RERA's findings also revealed that the company collected amounts from allottees exceeding the limits prescribed by law, without executing any written agreement of sale. This action is in direct violation of Sections 13 and 3 of the Real Estate (Regulation and Development) Act. These provisions are intended to protect homebuyers from financial exploitation and to ensure transparency in real estate transactions.
In its official statement, TG-RERA noted that the company had collected significant sums of money from the public without fulfilling its legal responsibilities. The authority described this as a deliberate effort to mislead allottees by presenting an unapproved project as a legitimate development.
The penalty imposed is part of a broader effort by the regulatory body to enforce compliance and prevent unregistered developers from misusing the real estate platform for unauthorised financial gain. TG-RERA has advised buyers to verify the registration status of any real estate project through the ofĀficial portal before committing to a transaction. This includes checking the RERA registration number, project status, and associated permissions from local planning bodies.
The cautionary notice serves as a reminder for individuals to conduct thorough due diligence before purchasing property. Buyers are urged to refrain from entering into any agreement or financial transaction with Krithika Infra Developers or its affiliates related to the “Sheshadri’s Silver Oak” project or any other unregistered developments.
