Brigade Group to Develop ₹300 Crore Luxury and Senior Living Project in Mysuru
Brigade Group has announced plans to develop a luxury residential project in Mysuru under a Joint Development Agreement (JDA). The Bengaluru-based real estate developer expects revenue of ₹300 crore from this venture. The project will feature a total developable area of 4.5 lakh sq ft, comprising 25% senior living spaces and 75% luxury apartments.
The company views this project as part of its broader strategy to expand its presence in Mysuru. Pavitra Shankar, Managing Director of Brigade Group, stated that the project aims to create well-designed residential spaces while fostering community living. The initiative aligns with the company’s long-term vision of delivering high-quality real estate developments in key markets.
Brigade Group has been actively expanding its portfolio with multiple projects across different locations. In January, the company signed an agreement to develop a residential project on Whitefield-Hoskote Road in Bengaluru. This development covers 20 acres, offering a total saleable area of approximately 2.5 million sq ft. The project is expected to generate a revenue potential of ₹2700 crore, with an estimated land cost of ₹630 crore through its subsidiary, Ananthay Properties Private Limited.
The company has also been focusing on commercial developments. In August 2024, it announced plans to develop a ₹750-crore commercial space on Old Airport Road in Bengaluru. This development spans 1.4 million sq ft of leasable area and is projected to generate an annual lease income of ₹100 crore.
Another significant project in Brigade Group’s portfolio is Brigade Insignia, launched in June 2024 in Yelahanka, Bengaluru. This premium residential development includes six towers with a total of 379 units offering 3, 4, and 5 BHK apartments. The project is spread over a 6-acre land parcel and is expected to generate revenue of ₹1100 crore.
Brigade Group's focus on Mysuru aligns with the city's growing real estate market. The company aims to develop residential spaces that cater to different segments, including senior living and luxury housing. The inclusion of senior living spaces reflects the increasing demand for specialized housing options for older residents.
The company’s ongoing expansion in Bengaluru and Mysuru highlights its strategy of targeting high-growth locations with substantial development potential. Brigade Group continues to explore new land acquisitions and joint development opportunities to strengthen its portfolio.
