Assetz Launches 'Zen & Sato' Premium Residential Project in North Bengaluru

 Assetz Property Group has announced the launch of its latest residential development, Zen & Sato, located on the Yelahanka–Bagalur Main Road in North Bengaluru. Spread across 7 acres, the project will comprise 412 three- and four-bedroom apartments, built around a design narrative that balances functionality with serene, community-centric living.

Positioned along an 80-ft arterial road, Zen & Sato enjoys proximity to the Kempegowda International Airport, Yelahanka Railway Station, and Bagaluru Cross Metro Station. The connectivity advantage is further reinforced by quick access to the Hebbal Flyover, ensuring integration with Bengaluru’s established northern and eastern corridors.

The development features four towers with homes ranging from 2,159 sq. ft. to 2,955 sq. ft., each offering up to 76% carpet area efficiency. The apartments are designed to include expansive balconies (up to 216 sq. ft.), marble flooring, stone-textured bathrooms, and wooden finish detailing. Residents will also have access to an 18,000 sq. ft. clubhouse, over 30 recreational and wellness amenities, and podium-level green zones. These include a gym, swimming pool, amphitheatre, paddle tennis court, and landscaped jogging paths.

A key design aspect of Zen & Sato is the integration of sustainable infrastructure, such as EV charging bays, organic waste converters, LED-based lighting systems, and a recycled water supply for irrigation.

The name "Zen & Sato" draws from Japanese ethos — “Zen” signifying mindfulness and “Sato” meaning village or a closely-knit community. This theme is embedded in the project’s layout, which emphasizes openness, spatial clarity, and integration of natural elements.

Assetz CEO Akshay Dewani positioned Zen & Sato as a reflection of the company’s long-term commitment to design-led development. The project has been conceived to go beyond visual appeal, focusing instead on spatial intelligence, environmental consciousness, and lasting functional value.

North Bengaluru continues to evolve as a preferred residential destination, supported by metro extensions, aerospace and hardware parks, and expanding tech employment zones. The location provides access to Manyata Tech Park, KIADB industrial nodes, and L&T Tech Park. Educational institutions within a 10–15 km radius include Canadian International School, Mallya Aditi, and NITTE Meenakshi Institute of Technology. Healthcare and retail infrastructure is served by Manipal Hospital, Sparsh, and malls such as Bhartiya City, Phoenix Mall of Asia, and RMZ Galleria.

Zen & Sato is part of ten new residential projects that Assetz plans to launch in FY26. According to Sunil Pareek, Executive Director at Assetz, the company is targeting over ₹4,000 crore in pre-sales this financial year, with a continued emphasis on design-led development, strong location fundamentals, and disciplined execution.

With pricing starting at ₹2.92 crore, the project is expected to draw interest from professionals, families, and global Indians seeking homes in a strategically located, amenity-rich development.

The official launch is scheduled for August 2–3, 2025, with project walkthroughs and site experiences planned for prospective homebuyers and channel partners.
