Amazon Renews ₹1.73 Crore Monthly Lease for Over 94,000 Sq Ft in Mumbai’s Godrej Two
In a significant commercial real estate transaction, four Amazon group entities have renewed their lease for over 94,000 square feet of office space in Godrej Two, located on the Eastern Express Highway in Mumbai’s Vikhroli area. The lease agreement with Godrej Green Homes Pvt Ltd is valued at a monthly rent of ₹1.73 crore and is set for a five-year term starting January 2025. The registration for the lease was formalised on April 30, 2025, according to documents accessed through CRE Matrix, a real estate data analytics platform.
The lease agreement covers space on the 7th floor of Godrej Two and includes four Amazon subsidiaries—Amazon Seller Services Pvt Ltd, Amazon Development Centre India Pvt Ltd, Amazon Data Services India Pvt Ltd, and Amazon Smart Commerce Solutions Pvt Ltd. The total carpet area leased is over 58,000 sq ft, while the built-up area exceeds 94,000 sq ft, reflecting the presence of shared services and amenities within the office units.
The agreement includes a lock-in period of 48 months, during which neither party can terminate the lease. This commitment underscores Amazon’s continued confidence in Godrej Two as a key location for its operations in India’s financial capital.
The lease also includes 60 parking spaces, with 20 designated as paid. The monthly parking rent is ₹8,508 per space, adding to the overall financial value of the transaction. Godrej Properties, through Godrej Green Homes, is a confirming party in each of the four separate lease agreements.
The deal is structured through four transactions:
- Amazon Seller Services Pvt Ltd has leased portions of units 701, 702, and 703, with over 42,000 sq ft at a monthly rent of more than ₹78 lakh.
- Amazon Development Centre India Pvt Ltd has leased over 19,900 sq ft, including parts of units 701, 702, 703, and 704, for more than ₹36 lakh per month.
- Amazon Data Services India Pvt Ltd occupies over 16,400 sq ft across units 701 and 704 at a monthly rent of over ₹30 lakh.
- Amazon Smart Commerce Solutions Pvt Ltd has leased unit 703, spanning 15,181 sq ft, for a monthly rent of more than ₹27 lakh.
Karan Bolaria, Managing Director & CEO of Godrej Fund Management, highlighted the importance of Amazon’s decision to extend its lease at Godrej Two. He emphasized that Amazon’s continued presence in the building underscores the enduring appeal of the property as a prime commercial destination. The renewal of the lease reflects the strength of the offering at Godrej Two and affirms its value as a preferred location for multinational companies.
Launched in March 2021, Godrej Two is a Grade-A commercial office building with a LEED Platinum rating. It is fully leased out and has attracted tenants from various sectors including IT, BFSI, logistics, pharmaceuticals, engineering, and manufacturing. The development is known for its premium workplace features and strategic location along a major transit corridor.
Amazon's ongoing real estate strategy in Mumbai highlights a clear commitment to expanding and consolidating its footprint in India’s business hubs. This lease renewal follows Amazon Data Services’ lease of 1.74 lakh sq ft of land in Powai in August 2023 from L&T, with a monthly rent of ₹2.59 crore. In another key move, Amazon acquired a 38-acre parcel in Ambernath from the Lodha Group for ₹450 crore in December 2024, signifying a push toward long-term infrastructure ownership.
Taken together, these transactions reflect Amazon’s long-term strategic planning for its India operations. The Vikhroli lease renewal adds to the company’s expanding presence in the Mumbai Metropolitan Region, a critical geography for technology, logistics, and service-driven companies.
