According to property registration documents accessed by IndexTap.com, the transaction was registered in February. The lease agreement is valid for 48 months, with an annual rent escalation of 5%. The apartment is located on the 6th floor of Vastu Building on Nargis Dutt Road in Pali Hill, Bandra West.
The property has been leased from Narendra Shetty, who received a security deposit of ₹36 lakh. As part of the transaction, a stamp duty of ₹1.25 lakh and a registration fee of ₹1,000 were paid. The agreement follows a structured payment plan, with the rent increasing by a fixed percentage each year over the four-year period.
This is not the first real estate transaction by Eternal Sunshine Production Pvt Ltd. In 2023, the company purchased an apartment in Bandra West for ₹37.80 crore.
