Tribeca Developers Launches “Trilive”, Rental Housing Platform Focused on Studio Apartments

Tribeca Developers, the licensed Indian partner of the Trump Organization, has launched a new rental housing platform called Trilive. This platform aims to cater to the increasing demand for high-quality, professionally managed rental homes in India’s major cities. The first project under this platform will be located in Marol, Andheri, Mumbai.

For this development, Tribeca has partnered with Starwing Group, a Mumbai-based real estate developer, to acquire 650 studio apartments. Of these, 300 units will be offered for sale at a price of ₹70 lakh each. These studios are designed to meet the needs of urban working professionals and offer compact living spaces of around 200 sq ft with modern features.

The project has been launched in partnership with Housr, a co-living company that will manage the properties. According to Tribeca, this model provides investors with a steady rental income and relieves them of the burden of property management. Investors are being offered a rental yield of 6%, which is significantly higher than the typical 2–4% yield in the residential segment. To support this return, Housr has committed to a nine-year lease on the units, ensuring predictable occupancy and income. The management will also be handled through Housr’s full-stack digital platform, covering rent collection, maintenance, and tenant services.

Tribeca sees Trilive as a response to the lack of quality studio apartments in Indian metros. Kalpesh Mehta, Founder of Tribeca Developers, stated that there has been a persistent shortage of suitable buildings for managed rental housing in Mumbai. Deepak Anand, Co-founder and CEO of Housr, added that despite high demand, supply has not kept pace. According to company estimates, studio apartments represent less than 0.5% of India’s housing stock, even though nearly 10 million millennials working in urban areas seek such housing formats. These young professionals typically look for independent, well-designed rental units, yet their choices are often limited to shared apartments or outdated rental homes. Trilive aims to fill this gap by providing purpose-built, tech-enabled studio apartments across key cities.

Each studio apartment in the Trilive project will come with amenities such as private balconies, rooftop lounges, gyms, coworking areas, and mini theatres. All of these features will be managed centrally, offering a consistent experience for both residents and property owners.

The concept is built on the belief that urban professionals are willing to pay a premium for convenience, privacy, and a better quality of life. Trilive aims to replicate this model in other cities and is planning to add 7,000 to 8,000 beds across India over the next two to three years.

This development comes at a time when Tribeca is also expanding its commercial real estate portfolio. In March 2025, the company announced the launch of Trump World Center Pune, a commercial office tower that will span over 1.6 million square feet and rise to 27 floors. This marks the Trump Organization’s first branded commercial office project in India and its second project in Pune. With both residential and commercial expansion underway, Tribeca appears to be targeting a growing segment of Indian urban real estate—one focused on professional users looking for modern, managed spaces to live and work.

Through its collaboration with Housr and its city-specific partnerships like the one with Starwing Group in Mumbai, Tribeca is building a scalable model for rental housing. By addressing both the investment and living experience sides of the market, the company hopes to influence how urban housing is developed, sold, and managed in India’s top cities. The focus is not just on building more homes, but on offering consistent rental yields, easy management, and improved living standards for India’s growing population of young urban professionals.
