New Gurugram’s residential growth is increasingly bringing infrastructure and mobility into focus, with the Gurugram Metropolitan Development Authority (GMDA) planning another flyover on the multi-utility corridor connecting the Dwarka Expressway with Manesar.
The proposed flyover at Shaheed Rao Ranjit Singh Chowk, around the sectors 86-90 belt, is intended to ease traffic movement at one of the important junctions between Dwarka Expressway, NH-8 and Manesar. A Detailed Project Report (DPR) is currently being prepared, following which the proposal is expected to be placed before the GMDA for approval. The DPR will determine the final alignment, design, length and cost of the project.
The proposal comes as residential development across New Gurugram has picked up pace. The multi-utility corridor is now carrying traffic from a growing number of residential sectors, while also serving industrial areas in Manesar and institutional destinations such as Gurugram University.
The Shaheed Rao Ranjit Singh Chowk project is also being planned alongside the proposed flyover at Dadi Sati Chowk, making the two grade separators part of a broader effort to improve through-movement along the corridor. The two junctions are around 1.7 km apart and have emerged as important points of traffic movement for residents travelling between the Dwarka Expressway side and Manesar.
At Dadi Sati Chowk, the project is already at a more advanced stage. GMDA has completed the technical evaluation of bids, with the financial bids expected to be opened shortly. The proposed structure will have three lanes in each direction, while service roads will continue to handle local traffic. Provisions have also been made for U-turns and a future underpass.
For the residential market, the significance of these projects goes beyond easing congestion at individual junctions. As more housing projects come up in sectors along Dwarka Expressway and New Gurugram, the quality of internal connectivity is becoming increasingly important for residents as well as developers.

Ashok Singh Jaunapuria, Managing Director & CEO, SS Group, said, “As New Gurugram continues to grow, connectivity will become an increasingly important factor in determining how successfully the residential corridor develops. Infrastructure projects such as the proposed flyovers at Shaheed Rao Ranjit Singh Chowk and Dadi Sati Chowk can help improve movement between Dwarka Expressway, NH-8 and Manesar, which are important employment and residential catchments.
“For homebuyers, better connectivity is not just about reducing travel time. It improves the overall usability of a location and strengthens its integration with the wider city. New Gurugram already has the advantage of newer residential developments and larger planned sectors. Continued investment in road infrastructure can further support its transition into a more established residential market.”
Connectivity Becomes a Bigger Housing Factor
New Gurugram has expanded rapidly over the past few years, with residential development spreading across sectors along the Dwarka Expressway and towards Manesar. That expansion has increased pressure on existing junctions and connecting roads.
The proposed flyover at Shaheed Rao Ranjit Singh Chowk is expected to provide an additional route for through-traffic, while the Dadi Sati Chowk grade separator is aimed at allowing vehicles travelling between Dwarka Expressway and the IMT Manesar corridor to move without being held up by traffic crossing the junction.
The two projects are therefore significant not just individually but as part of a connected road network. For residents, smoother movement between residential sectors, employment centres and institutional areas could make daily commuting more predictable.
The need for such interventions also reflects the pace at which the surrounding residential market has developed. Several new sectors along the corridor have moved from being largely undeveloped areas to active residential neighbourhoods, creating a larger daily commuter base.
New Gurugram’s Next Phase
The infrastructure push comes at a time when New Gurugram is increasingly being viewed as a distinct residential market rather than simply an extension of the city’s established neighbourhoods.
Its location between the Dwarka Expressway, NH-8 and Manesar gives the area access to multiple employment and transport corridors. The presence of large residential developments has further increased the importance of road infrastructure connecting these pockets with the wider Gurugram region.
For developers, the improvement of road networks can make a difference to how new projects are perceived and absorbed by the market. For homebuyers, accessibility to workplaces, schools, commercial centres and other daily-use infrastructure remains a practical consideration when choosing a location.
The impact of the proposed flyovers, however, will ultimately depend on execution. The Shaheed Rao Ranjit Singh Chowk project is still at the DPR stage, while the Dadi Sati Chowk project has moved further into the tendering process. This means the immediate benefit will come only as these projects move from planning to construction and, eventually, completion.
For New Gurugram, the growing residential market needs to be supported by stronger mobility infrastructure. As more homes and businesses come up along the corridor, better roads and smoother connectivity will play an important role in shaping the region’s development over the coming years.
