Allahabad High Court Clears Ekanam: All Approvals for Great Value Realty's Luxury Project at Noida Sector 107 Upheld

Writ petition dismissed as ‘devoid of merit’; Noida Authority's additional FAR sanction and State Government's revisional order sustained in full.

Noida, Uttar Pradesh, July 3, 2026: In a key judgment that marks a complete legal and moral triumph, Great Value Realty, one of North India’s most trusted real estate developers, stands fully vindicated following a definitive ruling by the Hon’ble Allahabad High Court stating that ‘the writ petition is devoid of merit.’   

In its judgment dated July 1, 2026, the Hon’ble High Court dismissed the writ petition challenging the additional Floor Area Ratio granted to Great Value Realty for Ekanam, its ultra-luxury residential development in Sector 107, Noida. With the ruling, every approval underpinning the project, Noida Authority's sanction order of December 19, 2024, and the State Government's revisional order of October 27, 2025, stands sustained in full, and Ekanam moves forward with complete legal certainty.

Speaking on the verdict, Mr. Payas Agarwal, Director, Great Value Realty, said,

The judgment rested on facts the Court found beyond dispute. The land on which Ekanam rises has been disclosed as a future development area since the project's inception in 2010. Homebuyers, the High Court held, purchased with full knowledge of this reservation. Noida Authority's independent, signature-by-signature verification confirmed 978 valid homebuyer consents, comfortably clearing the majority standard settled by the High Court's own Division Bench. The High Court further recorded that the Noida Authority acted transparently throughout the process of purchasing SAR before granting the sanction.

Great Value Realty will comply strictly with every condition mandated by Noida Authority for Ekanam and will continue to engage constructively with the Sharanam community as construction progresses.
