Sumadhura Group Enters Managed Office Space Market with ‘Workship’; Targets 1 Million Sq Ft Lease Over Three Years

Bengaluru-based real estate developer Sumadhura Group has launched its managed office space (MOS) venture under the brand name ‘Workship’, marking its formal entry into the flexible workspace segment. The company plans to lease over 1 million square feet of managed office space across key Indian cities within the next three years, aiming to provide more than 10,000 seats.

The first Workship centre has been established within Sumadhura’s commercial development, Capitol Towers, located in Whitefield, Bengaluru. Spanning 1.22 lakh square feet, the facility currently offers more than 3,000 seats and caters to enterprises seeking managed office solutions in a structured environment.

According to the company, since its initial launch, Workship has delivered over 50,000 square feet of office space—comprising 1,500 seats—within a three-month period. Plans are in place to add an additional 1,500 seats at Capitol Towers by August 2025, doubling the operational capacity of the location.

Madhusudhan G, Chairman and Managing Director of Sumadhura Group, noted that the company’s target of leasing one million square feet of managed office space over the next three years reflects its expectations of sustained growth in the segment. He also indicated that Sumadhura plans to expand the Workship brand to Hyderabad by 2027, citing the city’s emergence as a growing hub for global capability centres (GCCs) and a key market for high-end office space.

Sumadhura Group’s expansion strategy includes identifying and developing managed office facilities in cities with strong demand from global capability centres (GCCs), startups, and enterprises seeking flexible yet scalable workplace options.

The Whitefield facility has been positioned to support a range of workspace needs including private offices, collaborative zones, and enterprise-grade configurations. In addition to standard office seating, Workship also includes functional spaces such as a podcast studio, meeting rooms, arrival lounge, and wellness areas.

Sumadhura Group has stated that it will operate the Workship brand independently within its commercial real estate vertical, with a focus on long-term leasing partnerships and facility management services. The company also aims to leverage its ongoing residential and commercial projects for further Workship centres in future phases of development.

The company’s entry into the managed office segment comes at a time when demand for flexible workspaces in India is witnessing a steady rise, driven by changing corporate occupancy patterns and increased emphasis on operational efficiency. Real estate industry analysts suggest that larger players entering the managed office sector could bring greater standardisation and competition to the market, particularly in tier-1 cities.

In recent months, Sumadhura Group has increased its commercial and residential investments. In early 2025, the company announced the acquisition of 40 acres of land in Bengaluru for ₹800 crore, where it plans to develop four residential projects.

With the launch of Workship, Sumadhura Group becomes the latest real estate firm to diversify into managed office solutions, reflecting a broader trend of developers moving beyond conventional leasing models to meet evolving tenant requirements.
