Subhash Ghai and his Wife Mukta Ghai Acquire Rs. 24 Crore Apartment in Bandra West

Bollywood director Subhash Ghai and his wife, Mukta Ghai, have acquired an apartment in Bandra West, Mumbai, for Rs. 24 crore, according to property registration documents reviewed by Square Yards on the website of the Inspector General of Registration (IGR) Maharashtra. The transaction was registered in February 2025.

Bandra West continues to be a sought-after residential location, particularly due to its proximity to Bandra Kurla Complex (BKC), Mumbai’s key commercial hub. Many corporate executives and business owners prefer this area for reduced commute times. Connectivity is a significant advantage, with access to the Western Express Highway, Bandra-Worli Sea Link, the international airport, and the upcoming metro system improving accessibility. The presence of premium educational institutions, healthcare facilities, shopping centers, and entertainment hubs further adds to the appeal of Bandra West as a residential destination.

Several Bollywood celebrities and sports personalities own properties in Bandra West, including Suniel Shetty, Ranveer Singh, Deepika Padukone, Sonakshi Sinha, KL Rahul, and Athiya Shetty. The property acquired by Subhash Ghai and Mukta Ghai is located in 81 Aureate, a project developed by MJ Shah Group. The project spans 4.48 acres and offers 4 BHK apartments with modern amenities such as a swimming pool, fitness center, landscaped gardens, and 24/7 security services.

According to IGR property registration documents, the apartment has a carpet area of 4,364 sq. ft. (405.42 sq. m.) and a built-up area of approximately 5,239 sq. ft. (486.69 sq. m.). The transaction also includes three car parking spaces. The stamp duty paid for the transaction was Rs. 1.44 crore, with an additional Rs. 30,000 in registration charges. The pricing aligns with the ongoing demand for luxury residences in the area, where property prices have shown consistent appreciation.

Square Yards Project Data Intelligence indicates that 81 Aureate recorded eight transactions between February 2024 and January 2025, amounting to a total value of Rs. 76 crore. The average resale property price for a 4 BHK apartment in this project currently stands at Rs. 51,636 per sq. ft., while the average monthly asking rent is Rs. 8.5 lakh. The demand for high-end apartments in Bandra West remains strong, driven by factors such as infrastructure development, lifestyle amenities, and connectivity improvements.

In another transaction within the same project, actress Sonakshi Sinha sold an apartment for Rs. 22.50 crore. IGR records indicate that she still owns another unit in 81 Aureate. Market trends suggest that the value of these properties is likely to rise further, making such investments attractive for buyers looking for long-term appreciation and rental income potential.
