Hiranandani Communities and Krisala Developers have partnered to develop a 97-acre luxury golf-course township in Nagpur, with an estimated revenue potential of Rs. 2,100 crore. The project marks an expansion of the developers’ existing partnership and adds Nagpur to their joint development plans beyond Pune.
The township will have residential plots, villas and townhouses. It will also include a golf course and clubhouses. The township will be developed at the outskirts of Nagpur close to Nagpur's Ring Road and Samruddhi Mahamarg, a major expressway connecting Nagpur to Mumbai. The project is currently in the planning stage, with the developers preparing to seek the required approvals and apply for RERA registration. This is an estimated revenue figure.

Nagpur Township to Include Villas, Plots and Golf Course

The project is planned across 97 acres, with a reported development area of around 2.1 million sq ft.The development will include a 9 hole golf course over 16 acres of land and two clubhouses of 42,000 sq ft.
The residential development will include 51 ultra-luxury plots, as well as villas and townhouses. The mix points to a development aimed at buyers seeking larger homes and access to recreational facilities within a planned township.
The golf course and clubhouses are central to the project’s positioning, setting it apart from a conventional residential layout. However, the final configuration and delivery will depend on the approvals and development plans.
The project’s estimated revenue potential of Rs. 2,100 crore gives an indication of its expected commercial scale. It should not be read as the amount the developers are investing in the township.

Project Awaits Approvals, With Five-Year Completion Plan

It is expected that the township will be developed in stages with the initial stage to be completed over a 3 year period and the whole project to be completed within 5 years. The developers will need to secure the required permissions before construction and sales can proceed in line with applicable regulations. RERA registration is also expected to be part of the next steps. Until these requirements are met, the project remains a proposed development rather than an active residential launch.
The phased approach would allow the developers to take up different parts of the township over time. The pace of development and delivery will depend on approvals, construction progress and market conditions.

Nagpur Project Extends Developers’ Existing Partnership

The Nagpur project is the second development announced by Hiranandani Communities and Krisala Developers, following their plans for a 105-acre township near Pune in 2025. Their earlier collaboration involved a 105-acre township with an estimated value of Rs. 7,000 crore.
The companies have since outlined a broader development pipeline across Pune and Nagpur, with a combined gross development value reported at more than Rs. 20,000 crore. This figure covers the wider portfolio and is separate from the Rs. 2,100 crore revenue potential attributed to the Nagpur project.
The alliance brings together two developers with established residential development in Maharashtra. This will give Krisala an opportunity to expand its presence beyond Pune, whilst giving Hiranandani Communities the opportunity to work on a joint development in another city.

Township Planned Near Nagpur Ring Road and Samruddhi Mahamarg

The project is planned near Nagpur’s Ring Road and the Samruddhi Mahamarg, which connects the city with Mumbai. These road links provide the location context for a large township on the outskirts, where development can be planned across a wider land parcel than may be available in more established parts of the city. Nagpur has also attracted other residential development plans, including Godrej Properties’ acquisition of a 75-acre land parcel in the city for a planned residential township.
For a project spread over 97 acres, connectivity will be an important consideration for residents travelling to employment centres, commercial areas and other parts of Nagpur. However, the extent to which the location attracts buyers will depend on access to daily amenities, travel times and the pace of development in the surrounding areas.
The township adds to the range of residential formats being proposed in Nagpur, with a combination of luxury plots, villas, townhouses and golf-related amenities. Its eventual market response will become clearer as the project moves through approvals and approaches launch.
The proposed development also reflects the developers’ decision to extend their joint plans across more than one market in Maharashtra. Whether the project achieves its stated revenue potential will depend on its final offering, pricing, sales and execution over the planned development period.
