Experion Developers plans to invest an extra Rs. 10,000 crore in Indian real estate over the next five to seven years with a large chunk going into land acquisition in Delhi-NCR. The company is also looking at branded residential projects and senior living.
The investment will be backed by Singapore-based AT Capital Group, which has invested around Rs. 5,000 crore in Indian real estate through Experion since the company began operations in 2006. The planned investment is expected to support the developer’s next phase of growth, with the National Capital Region remaining its primary market.

Experion to Focus on Land Acquisition in Gurugram and Noida

Around 60% to 70% of the investment will go into land acquisition. Gurugram and Noida are expected to remain key markets as the company aims to expand in the premium and luxury segment. Experion has previously expanded its presence in Noida through land acquisition in Sector 151, where it planned a residential project with an investment of over Rs. 1,000 crore.
The company has undertaken 12 projects across Gurugram, Noida, Lucknow and Amritsar covering around 11 million sq. ft. These are a mix of plotted, villa, high rise residential, commercial and organised retail. The company has another 13 million sq. ft. under construction.
Land acquisition is expected to play a central role in building its future project pipeline. The company has indicated a preference for government land auctions, which can offer greater clarity on ownership and help reduce risks related to land titles and litigation. The pace of future development will depend on the availability of suitable parcels and the progress of approvals.

Experion Sales Bookings Rise to Rs. 3,700 crore in FY2026

The company has recorded sales of Rs. 3,700 crores in 2025-26 from Rs. 2,200 crores the previous year. It has also handed over more than 3,000 homes and plots in the last five years.
The latest project launched by the company Experion Saatori in Sector 151 on Noida-Greater Noida Expressway has achieved sales of around Rs. 1,800 crores. Around 400 units were sold at the time of launch. The project’s sales provide an indication of demand for the development, although one launch does not establish broader market conditions across NCR.
The company has a residential and commercial portfolio to work from. The investment would be to help expand the business, however the extent of the investment will depend on how much land is bought, how the projects are planned and how quickly they can be built.

Developer Explores Branded Residences and Senior Living

Alongside conventional premium housing, Experion is considering opportunities in branded residences and senior living. Specific projects under either category have not been confirmed.
Branded residences typically combine private homes with a recognised brand’s design standards, services or hospitality-led features. Senior living developments will be designed to help meet the needs of elderly residents, providing accessible housing, facilities and services.
The company has also focused on wellness aspects of their residential developments including fresh air ventilation and filtration systems in ultra luxury homes, treated water at the point of use, low-emission paints and finishes, improved natural lighting and noise reduction.
In addition, developments will have landscaping with a focus on native plants, tree cover and shaded walkways to ensure wellness is incorporated into the overall design of the housing.

Experion Open to Evaluating Stalled Projects

Experion is also considering the possibility of acquiring stalled real estate projects through insolvency. This will depend on the quality of the underlying assets and clarity of land titles.
Acquiring stalled projects could be a good way to establish a presence in key locations or to get developments back on track. However, there can be legal, financial and development issues associated with these types of acquisitions. Due diligence is therefore very important.
The company is also looking at opportunities in certain tier two cities but Delhi-NCR is likely to remain key to expansion. The planned Rs. 10,000 crore investment marks another stage in Experion’s expansion in India. The extent and timing of the deployment will depend on land acquisitions, project approvals and the opportunities the company ultimately takes forward.
