Birla Estates, the wholly owned real estate arm of Aditya Birla Real Estate Ltd, is reportedly in advanced negotiations to acquire a 10-acre land parcel in Noida from the Shipra Group for nearly ₹1,000 crore. The proposed transaction marks another significant expansion move by the Aditya Birla Group’s property development business in the National Capital Region, where it has been seeking prime land to strengthen its residential development pipeline.
The land parcel, located in a well-developed part of central Noida, is expected to be used for a premium residential project. If completed, the acquisition would give Birla Estates a substantial land bank in one of the Delhi-NCR region’s most active housing markets. The deal is still at an advanced discussion stage, and formal agreement, regulatory approvals, and payment terms would determine its final structure and timeline.
Strategic Expansion in NCR
The potential acquisition underscores Birla Estates’ growing interest in the Delhi-NCR market, which has emerged as one of India’s strongest residential real estate markets in recent years. Rising demand for larger apartments, branded developments, and premium housing has encouraged established developers to secure well-located land parcels across Noida, Greater Noida, and Gurugram.
For Birla Estates, the deal would represent its second major project in the Noida region. The company had earlier entered into a development arrangement with Sikka Group for a five-acre residential project in Greater Noida. A direct land acquisition in Noida would give the company greater control over project planning, product positioning, and long-term execution.
The proposed purchase also reflects the broader consolidation underway in Indian real estate. Large, well-capitalised developers are increasingly acquiring land from smaller or financially stressed builders, while lenders seek recoveries from stalled or under-leveraged projects. In this case, reports indicate that lenders to the Shipra Group are expected to exit once the transaction is concluded, suggesting that proceeds from the sale may be used to settle outstanding obligations.
Noida’s location advantages continue to attract developers and homebuyers alike. The city offers strong connectivity to Delhi through expressways and metro links, a growing commercial base, improving social infrastructure, and relatively competitive pricing compared with parts of Gurugram. These factors have supported sustained demand for mid-premium and luxury housing, making large land parcels particularly valuable.
Key Details
Buyer: Birla Estates, a wholly owned subsidiary of Aditya Birla Real Estate Ltd.
Seller: Shipra Group, the current owner of the Noida land parcel.
Land size: Approximately 10 acres in central Noida.
Reported deal value: Close to ₹1,000 crore.
Proposed use: Premium or luxury residential development.
Deal status: Advanced talks; the transaction has not yet been formally announced.
Lender involvement: Shipra Group’s lenders are expected to exit after completion of the deal.
Company response: Birla Estates has declined to comment, while the Shipra Group reportedly did not respond to queries.
The transaction, if finalised, would be among the larger land deals in Noida’s recent real estate history. It would also reinforce Birla Estates’ strategy of building a portfolio of large, well-located residential developments in high-demand urban markets. With housing demand remaining resilient and land availability becoming increasingly limited in established locations, premium developers are likely to continue pursuing such acquisitions.
For the Shipra Group, the sale could provide an important opportunity to monetise a valuable asset and address financial commitments. For Birla Estates, it would provide an immediate entry into a prime Noida location without the lengthy process of assembling smaller plots. The final outcome will depend on due diligence, valuation, approvals, and the ability of both parties to close the agreement on mutually acceptable terms.
