Aditya Birla Real Estate Ltd. has announced a new residential development in Hinjewadi, Pune with an estimated revenue potential of Rs.1,650 crore. The project will be developed by the company's wholly owned subsidiary, Birla Estates Pvt. Ltd, through the use of a Joint Development Agreement (JDA). This will add to the company's footprint in the city's housing market.
The development will cover 5.62 acres, and have total saleable area of approximately 1.25 million square feet. The company plans to include residences in the development, beyond the retail aspect. The release mentioned the figures for the project's revenue and scale, but did not give information on the number of residences to be included or the launch date.
Birla Estates to Develop 5.62-Acre Project in Hinjewadi
The project is the newest addition to Birla Estates residential portfolio in the city. According to the JDA (Joint Development Agreement) the firm would develop the 5.62-acre land plot in Hinjewadi, an established IT and employment hub.
A JDA enables a developer to develop a land parcel in partnership with its owner, rather than on an outright purchase. The announcement does not give away the landowner or the terms of the deal including how revenues will be shared between the parties.
The project's proposed saleable area of 1.25 million square feet gives an idea of the scale. But specifics such as the number of residential units, their configurations and the construction timeline have not been disclosed.
Project Targets Rs. 1,650 Crore in Revenue
The project carries an estimated revenue potential of Rs. 1,650 crore, according to the company's announcement. The figure represents the revenue the development could generate and should not be confused with the project's construction cost, the company's investment in the land or revenue already earned.
The proposed residential and retail components will be part of the development. The two components' revenue does not have separate estimates, and the company did not disclose a detailed sales or completion schedule.
The project is located close to Rajiv Gandhi Infotech Park housing technology companies and employment clusters. It boasts of seamless connectivity by road to other key areas within Pune including the Mumbai-Pune Expressway and Mumbai-Bengaluru highway besides an upcoming Hinjewadi-Shivajinagar Metro corridor being built which will link it to central Pune on its opening.
Nevertheless, the announcement fails to highlight any projection on the impact of the proximity of the development or the proposed infrastructure on the sales or valuations.
Hinjewadi Project Adds to Birla Estates' Pune Portfolio
The new development builds on Birla Estates' existing presence in Pune, where its projects include Birla Punya in Central Pune and Birla Evam in Manjari. The Hinjewadi development comes as Birla Estates steps up its expansion plans across Pune and other key markets. The project marks the company’s entry into another segment of the city’s development, as it is also planned to develop a residential property with retail centers.
Pune remains a focus market for the company. This area is described as a significant IT and employment hub but however, the announcement does not specify expected demand or a sales timeline for the new project. The next step for the project depends on the launch details, availability, and layout, which have not been disclosed yet. For now, the Rs. 1,650-crore revenue estimate and the proposed 1.25 million square feet of saleable area outline the scale of Birla Estates' latest project in Pune.
