DLF Ltd is all set to launch residential projects with sales potential of over Rs. 58,000 crore in the next two-three years as the company prepares new luxury housing projects in Gurugram and Mumbai. The company aims to take around 24 million sq. ft. of residential space to market as part of its medium-term launch pipeline. The proposed launches form part of a larger residential development plan unveiled in the early part of the 2024-25 financial year. Earlier, DLF had laid out plans to launch 37 million sq. ft of residential space with estimated revenue potential of Rs 1,14,500 crore in the coming years.
DLF Has 24 Million Sq. Ft. in Its Launch Pipeline
Over the past two and a half years, DLF has launched around 14 million sq. ft. of residential space, with a potential sales value of more than Rs. 56,000 crore. The company’s latest investor presentation places the remaining pipeline at approximately 24 million sq. ft., with an estimated sales value exceeding Rs. 58,000 crore.
The figures indicate that a substantial part of the earlier launch plan remains to be brought to market. The proposed launches are expected to be spread out over the medium-term, not all at once.
The Rs. 58,000-crore figure refers to the sales potential of the proposed projects and not the revenues already earned by the developer. The rate at which the pipeline will be launched and converted into bookings would depend on the readiness of the projects and prevailing market conditions.
Gurugram and Mumbai to See New Luxury Projects
DLF Home Developers Ltd Managing Director and Chief Business Officer Aakash Ohri said that the company is planning to open luxury housing projects in Gurugram and Mumbai in the second half of the current financial year.
The upcoming openings come as the company looks to focus on the premium segment of the market. Its recent projects include high-value apartments and penthouses, as well as housing designed for senior residents.
In Gurugram, the company launched The Aureva, a senior-living project spread across 4.17 acres and comprising 172 luxury homes. All units were sold for a total of Rs. 1,985 crore, according to the company.
The project adds to DLF’s residential portfolio in the city, where it is also developing homes in the super-luxury segment.
The Dahlias Records High-Value Sales
DLF’s super-luxury project The Dahlias, located in DLF Phase 5, Gurugram, has also seen high-value transactions. Launched in October 2024 across 17 acres, the project comprises 420 apartments and penthouses.
Around 275 units had been sold by September, Ohri said. In August, a penthouse measuring 17,200 sq. ft. in super area and 10,500 sq. ft. in carpet area was sold for Rs. 271 crore.
The company has cited price appreciation at The Dahlias over the past two years as part of its experience in the luxury segment. The project’s sales and pricing provide context for DLF’s continued focus on high-value residential launches, although performance at an individual development does not necessarily reflect the wider housing market.

Consolidated net profit for the first half FY27 came to Rs. 2,095.25 crore, compared to Rs. 1,942.76 crore in the corresponding period last year. Total income, however, dipped to Rs. 3,902.86 crore from Rs. 5,242.68 crore.
The planned launches will be a big part of DLF’s medium-term residential pipeline as it works towards its annual sales target and continues to build its presence in the luxury housing market.
