Prestige Estates is set to launch residential properties worth a combined Gross Development Value (GDV) of over Rs. 40,000 crore in the second half of FY 2026-2027, more than double the value of the projects launched in the past six months. The developer is bringing new projects in Bengaluru, Mumbai, Delhi-NCR, Chennai and Hyderabad between October 2026 and March next year, in order to build on residential sales-booking momentum and hit the full-year sales-booking target of Rs. 35,000 crore to Rs. 36,000 crore. The pipeline comes after residential launches valued at more than Rs. 16,200 crore during April-September 2026, according to the company's latest operational update.
Prestige Lines up Launches worth Rs. 40,000 crore over Six Months
The planned pipeline represents a substantial increase in the value of residential projects that Prestige expects to introduce during the second half of the financial year. The company has identified five markets for the upcoming launches, although it has not disclosed a project-wise breakdown of the Rs. 40,000 crore pipeline.
Prestige Chairman and Managing Director Irfan Razack said the launches will help the company to sustain its sales momentum. The company expects the planned launches to help sustain the sales momentum through the second half of the financial year, including the festive season.
However, the planned launch value signifies the estimated development value of properties that are intended to be brought to market, and not the sales that have already been booked. The sales that will be generated will depend on the level of demand and the rate at which the newly launched inventory will be booked.
Residential Launches Cross Rs. 16,200 Crore in H1 FY27
Between April and September 2026, Prestige launched residential projects covering 23.14 million square feet, and an estimated GDV of over Rs. 16,200 crore. During July-September, the company launched three residential projects in Bengaluru and Chennai, covering 5.91 million square feet and an estimated GDV of Rs. 4,020 crore.
The launches formed part of a broader operating period in which Prestige recorded residential pre-sales of Rs. 13,804.3 crore during the first half of FY27. The company sold 7,247 units covering 11.88 million square feet during the six-month period.
In the September quarter itself residential pre-sales were worth Rs. 7,225 crore, up 20% from the same period last year. The company sold 3,910 units covering 5.84 million square feet during the quarter. Collections during the first half totalled Rs. 10,096.3 crore, reflecting the cash received from customers during the period.
Bengaluru and Hyderabad Drive Prestige’s Residential Sales
Bengaluru continued to be Prestige's biggest selling residential market in the first half of FY27, contributing to 41% of its sales. Hyderabad followed at 32%, and then Mumbai at 12% and Chennai at 8%. Other markets accounted for the remaining 7%.
The distribution highlights the importance of Bengaluru and Hyderabad to the company's residential business, while its presence in Mumbai, Chennai and Delhi-NCR provides scope for launches across multiple housing markets. The company has included all five markets in its upcoming pipeline, but has not specified how much of the planned development value will be allocated to each city.
Prestige's average residential sales realisation stood at Rs. 11,618 per square foot during the first half, rising to Rs. 12,375 per square foot in the September quarter. These figures provide additional context on the value of sales achieved during the period, although realisations can vary with the location and mix of projects sold.
Prestige Targets Rs. 35,000–36,000 Crore in Sales Bookings this year
Prestige has set a sales-booking target of Rs. 35,000 crore to Rs. 36,000 crore for FY27, following record sales bookings of Rs. 30,024 crore in the previous financial year. It recorded Rs. 13,804.3 crore in residential pre-sales during April-September, leaving the company to achieve a significant amount of its annual target in the second half. This is a large residential pipeline being built by one of the major developers, which also includes DLF’s planned residential launches which is worth Rs. 58,000 crore over the coming 2-3 years.
The proposed launches can provide additional inventory to satisfy bookings in the months to come. However, the launch value and sales bookings measure different aspects of the business: introducing a project does not mean that its estimated total value has been sold.
The speed of project launches, customer bookings and collections will thus be critical in evaluating Prestige's performance through March 2027. The company has outlined a larger second-half pipeline, but its contribution to the full-year target will become clearer as the projects enter the market and sales progress.
