The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has removed 22 housing projects across seven districts from its “Abeyance List,” officials announced on Wednesday. This move is expected to unlock the stalled development of 8,856 residential and commercial units and bring relief to thousands of homebuyers who have been waiting for completion of their properties.
Following a detailed review and verification of project documents, UP RERA confirmed that the 22 projects now fully comply with regulatory norms. According to Sanjay Bhoosaredy, Chairman of UP RERA, this development will restore trust in the real estate sector, provide timely relief to homebuyers, and stimulate economic activity and employment across the state. He stated: "This development ensures transparency and trust in the real estate sector. Removing projects from the abeyance list that now comply with regulatory requirements brings relief to thousands of homebuyers. It will also fuel economic activity and generate employment in Uttar Pradesh."
What is Abeyance List?
The Abeyance List is a regulatory measure designed to ensure accountability and transparency in the real estate sector. It was introduced by UP RERA after it discovered that several developers had failed to upload essential documents on the regulatory portal. These documents include land ownership records, approved building plans, and inventory details, which are crucial for ensuring transparency and accountability in the real estate sector. Projects failing to meet these requirements were suspended until full compliance. Despite repeated notices, nearly 400 projects remained incomplete in documentation and were placed on the list during UP RERA’s 152nd meeting in July 2024.
The majority of the reinstated projects are located in Noida and Ghaziabad, which together account for 12 projects with at least 7,700 housing units. In Noida, the projects include Jaypee Greens Garden Isles, Jaypee Greens Orchards, Greenbay Golf Homes, Winston Park-3, Grandprix Mega Suites, and Galactic City – Universal Tower. In Ghaziabad, the revived projects feature Officer City-2 Phase-2, Shalimar City Phase-2, G.N.B. Phase-2 (The Great Northern Bazaar), Delhi-99, Saya S Class, and Vihaan Shopping Plaza.
Other districts benefiting from this move include Lucknow (4 projects), Agra (2 projects), Meerut (2 projects), Jhansi (1 project), and Hathras (1 project). Notable projects include Emerald Mall, The Citadel, and Rolex Estate in Lucknow, Mangalam Niket in Agra, and Pashupati’s The Grande in Jhansi.
Officials highlighted that this decision will not only restore confidence among homebuyers but also inject fresh momentum into the state’s real estate and construction sectors. The revival of these projects is expected to significantly boost Uttar Pradesh’s economic growth by generating employment, increasing demand for construction materials, and strengthening investor sentiment in one of India’s largest real estate markets.
This move marks an important step in UP RERA’s mission to enforce compliance, improve transparency, and ensure timely completion of real estate projects, ultimately benefiting developers, investors, and homebuyers alike.
